The frontage improvements for read- 4:ne-lude4 in the -t --- <br /> Plan the future road along the north ling Q,fArcel 1 shall be <br /> constructed in conformance with the standards for a 50-foot right-of-way <br /> rural residential road. The construction of the frontage improvements <br /> will be deferred, upon execution by the owner of a Deferred Frontage and <br /> Roadway Improvement Agreement or a Secured Deferred Frontage and Roadway <br /> Improvement Agreement with a deposit equivalent to their estimated <br /> construction costs prior to approval of the Parcel Map. (A $260 . 00 fee <br /> currently is required for processing per Development Title Table 9-240 .2 <br /> in addition to a copy of the Grant Deed, legal descriptions of Parcel-• 1 <br /> and—2 and an estimate. The estimate and legal description,& shall be <br /> prepared by a Registered Civil Engineer with a typical section drawing on <br /> a form to be supplied by the Department of Public Works and submitted to <br /> the Department of Public Works for approval. As an option, the <br /> Department of Public Works will prepare the drawing with estimate for an <br /> additional fee of $115 .00 . ) <br /> (Development Title Section 9-1150.2 (d) (3) ) <br /> 4. All easements of record shall be shown on the Parcel Map. <br /> (Development Title Section 9-910.20) <br /> 5. Any driveway that exceeds 150 feet in length from any public roadway <br /> shall be improved in accordance with the requirements of the Uniform Fire <br /> Code Section 10.207, San Joaquin County Standards F-la, F-lb and F-lc and <br /> the Linden/Peters Fire District prior to issuance of the occupancy <br /> permit. (Development Title Sections 9-1145 .5 and 9-1150 . 15) <br /> 6. Requirements for construction of improvements shall be noticed by a <br /> statement on the Parcel Map. <br /> (Subdivision Map Act Section 66411. 1) <br /> 7. Parcel � 2 shall contain a minimum of 2 .0 acres net . <br /> (Development Title Table 9-310 .3) <br /> 8 .
