CONDITIONS OF APPROVAL <br /> PA-0700470 <br /> Nassano <br /> Minor Subdivision Application No. PA-0700470 was approved by the San Joaquin County <br /> Community Development Department on December 12, 2007. The effective date of approval is <br /> December 22, 2007. This tentative map approval will expire on December 21, 2010, which is three <br /> years from the effective date of approval, unless (1) all Conditions of Approval have been complied <br /> with and (2) a Parcel Map has been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been <br /> identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot <br /> be modified, and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Jason Jones, 209460-6556 ) <br /> a. CERTIFICATE OF COMPLIANCE: A Certificate of Compliance is required for all parcels. The <br /> property descriptions submitted with the Certificate of Compliance application shall substantially <br /> conform with the approved tentative map dated October 4, 2007. A fee is required to process the <br /> Certificate of Compliance application. (Development Title Section 9-890.4) <br /> b. RIGHT TO FARM: Pursuant to San Joaquin County Code Section 6-9004(b), the following note <br /> shall be placed on the Certificate of Compliance: <br /> (1) All persons purchasing lots within the boundaries of this approved map should be prepared to <br /> accept the inconveniences or discomforts associated with agricultural operations or activities, <br /> such as noise, odors, insects, dust or fumes. San Joaquin County has determined that such <br /> inconveniencies or discomforts shall not be considered to be a nuisance. <br /> c. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) All parcels shall have a minimum lot width of 330 feet, measured at the front yard setback line. <br /> (Development Title Section 9-610.4) <br /> (2) All parcels shall have a minimum lot area of 40 acres. ACCESS: The following access requirements apply and shall be shown on the Certificate of <br /> Compliance: <br /> (1) A proposed 25-foot wide private easement for access to parcels 3, 4 and the designated <br /> remainder, along parcels 1,2 and 7, shall be shown on the Certificate of Compliance. <br /> (Development Title Section 9-1150.15) <br /> (2) The following note shall be placed on the Certificate of Compliance and also shall be recorded <br /> as a separate instrument: <br /> A. At the time of development of parcels 3, 4 and the designated remainder, the entire length of <br /> the private right-of-way for parcels 3, 4 and the designated remainder shall be constructed <br /> and maintained to the standards required by Section 10.207 of the Uniform Fire Code and <br /> applicable San Joaquin County Improvement Standards.
