1.0 INTRODUCTION AND PROPOSED DEVELOPMENT: <br /> .. 1.1 Description of Site: The project consists of three parcels totaling 450± acres located at 23400 & <br /> 23700 E. Milton Road &23757 E. Copperopolis Road, Linden, California. The project is in an <br /> agricultural community and is surrounded by agricultural land. It is zoned AG-40. The project parcel <br /> numbers are 093-120-66, 08, 09. There is one residence located on the property. <br /> 1.2 Description of proposed development: The purpose of this project is to divide this 450± acre <br /> site into seven 40 acre parcels and one 170± "Designated Remainder" parcel. This Soil Suitability <br /> Report will be based on the findings of the four 40 acre parcels located within the northeast portion of <br /> the site. An addendum will be submitted for the remaining parcels. <br /> 1.3 Parcel Location Map: (See Appendix). <br /> 1.4 Site Map: (See Appendix). <br /> _ 2.0 PAST, PRESENT, AND PROPOSED FUTURE USES OF THIS SITE: <br /> 2.1 The present owner, Richard Nassano, has owned the property for approximately 9 years. Prior to <br /> r this, it was owned by Steven and Margaret Sanguinetti. The past and present use of the property has <br /> been for agriculture and a rural residence. Future use of these parcels will most likely be for rural <br /> residential and continued agricultural use. <br /> 3.0 EXISTING AND PROPOSED SEPTIC TANK USAGE SECTION: <br /> 3.1 Description of Existing on-site septic tank usage: The purpose of this project is to create seven <br /> parcels and one "designated remainder" from three existing parcels. Once the parcels are developed for <br /> homes, septic systems will be required and built based per the San Joaquin County requirements. There <br /> is currently an existing home with a well and septic system at the northeast corner of the project. <br /> Permits were researched and illustrate this fact. <br /> 3.2 Site Septic Permit History: Research for on-site septic permits revealed one permit for this parcel. <br /> 3.3 Discussion of on-site septic repair history: No septic repair permits have been issued, no history of <br /> septic repair is available. <br /> 3.4 Description of Existing Septic Tank Usage in the General Area: Septic systems in the general <br /> " area consist of what seem to be standard systems consisting of leach lines and seepage pits. (See permits <br /> in appendix). Permits regarding pump repair were found. <br /> 3.5 General Area Septic Permit History: In researching permits for septic systems and San Joaquin <br /> County Environmental Health Department records, the septic systems in this general area range in <br /> ` installation dates from 1970 to 2002.
