The driveway approach shall be improved in accordance with the requirements of San Joaquin County.. <br /> Standards R-17 prior,to issuance of the occupancy permit. (Development Title Section 9-1145.5') . <br /> 3. Dedication to result in a twenty-five (25)-foot wide right-of-way from the centerline of Miner Avenue to <br /> the property line required across the frontage of APN: 143-390-1.4. Dedication shall be made by a separate <br /> instrument. (Development Title Section 9-1150:5) <br /> • 4. The Traffic Impact Mitigation Fee shall be required for this develop merit. The Water Supply Facilities Impact Mitigation Fee shall be required for this development. The fee is due <br /> and payable prior to issuance of the building permit. The fee currently is $651.00 per 1,000 gross square <br /> foot of building designated as Service Commercial. The fee shall be automatically increased on January 1 <br /> of each year through the year 2015 at the rate of 4.55 percent. (Development Title Section 9-818.4 and <br /> Resolutions R-91-327, R-94-185 and R-97-5) <br /> 7. A copy of the Final Site Plan shall be submitted prior to release of building permit. <br /> 8. Verification shall be obtained from the Solid Waste Division (468-3066) that this development has met the <br /> requirements of the Waste Plan Format for Development Projects. Final Site Plan is required upon <br /> submittal of verification. <br /> 9. The project shall be served by a public sewer collection system constructed in conformance with the <br /> requirements of the San Joaquin County Public Health Services Environmental Services Division and the <br /> Department of Public Works. Service shall be provided by East Stockton Sanitary Sewer District. <br /> (Development Title Section 9-1105.2) <br /> 10. The City of Stockton shall verify that the appropriate Right of Service Units for sanitary sewer have been <br /> paid far the proposed project prior to Final Occupancy. (Development Title Section 9-1105.3) <br /> 11. The project shall be served by a public water system conforming to the requirements of the San Joaquin <br /> County Public Health Services Environmental Health Division and the Department of Public Works. <br /> Service shall be provided by Cal Water. (Development Title Section 9-1115.2) <br /> 12. Drainage from the improved portion of the parcel shall be retained on-site by a retention basin (18-inch <br /> maximum depth). Drainage for pond shall be calculated by a registered civil engineer, an architect, or a <br /> licensed contractor,prior to issuance of the Building Permit. (Development Title Section 9-1135.9) <br />
