( 2 spaces are required for every 1,000 feet of building <br /> area, .67 spaces are required for every employee, and one space is required per <br /> sales vehicle.) (Development Title Section 9-1015.3) <br /> 3) All parking spaces and all major circulation drive lanes shall be surfaced and <br /> permanently maintained with a minimum of two (2) inches of asphalt concrete over <br /> an appropriate base for trucking uses. Bumper guards shall be provided when <br /> necessary to protect adjacent structures or properties. <br /> g. LIGHTING: Lighting shall be provided and comply with the following: <br /> 1) If the parking area is to be used at night, parking lot and security lighting shall be <br /> installed. (Development Title Section 9-1015.5[g]) <br /> 2) Any lighting shall be designed to confine direct rays to the premises. No spillover <br /> beyond the property lines hall be permitted except onto public thoroughfares, provided, <br /> however, that such light shall not cause a hazard to motorists. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> 1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way <br /> width of Miner Avenue, shall be installed across the frontage of the project site where <br /> development occurs. (Development Title Section 9-1020.8) <br /> 2) All areas not used for buildings, parking, driveways, walkways, approved outdoor <br /> storage areas, or other permanent facilities shall be landscaped. (Development Title <br /> Section 9-1020.8) <br /> 3) A minimum ten (10) foot wide planting strip shall be provided along State Route 99. i <br /> (Development Title Section 9-1020.9) <br /> i. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on j <br /> the Site Plan: <br /> 1) Access driveways shall have a width of no less than twenty-five (25) feet for two-way <br /> aisles and sixteen (16) feet for one-way aisles, except that in no case shall driveways <br /> designated as fire department access be less than twenty (20) feet wide. (Development <br /> Title Section 9-1015.5) <br /> j. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title with <br /> the following modifications and be included on the Site Plan. All portions of any sign shall be <br /> set back a minimum of five (5) feet from any future right-of-way line, including any corner <br /> cut-off(snipe). (Development Title Section 9-1710.2[g]) <br /> k. BUILDING CODE REQUIREMENTS: The following Uniform Building Code and San <br /> Joaquin County Ordinance requirements will be applicable and shall be incorporated in the <br /> construction plans before submittal to the Building Inspection Division: <br /> (1) A grading plan shall be submitted and approved and a grading permit issued by the <br /> Building Inspection Division prior to performing any excavation or filling of earth material. <br /> (2) Provide parking for the physically disabled. The space(s) shall be located as close as <br /> possible to the primary entrance. (C.C.R., Title 24). <br /> 4 <br />
