FT., PARCEL TWO TO CONTAIN 6,952 SQ. FT., <br /> PARCEL THREE TO CONTAIN 6,938 SQ. FT., PARCEL FOUR TO CONTAIN 6,765 SQ. FT., <br /> PARCEL FIVE TO CONTAIN 6,574 SQ. FT., AND PARCEL SIX TO CONTAIN 12,987 SQ. FT. <br /> 3704 E. MINER AVENUE IAPNIQ-350-19 THROUGH 231 (PA-0600062) (SU) <br /> The City of Stockton Public Works Department has reviewed the subject application and offers the <br /> following comments: <br /> 1. The owner/developer should dedicate as needed within the limits of the project to provide a <br /> 50' roadway section (25' half section)on Miner Avenue. Frontage improvements including, <br /> but not limited to, curb, gutter, sidewalk, driveway installation, appropriate street termination, <br /> pavement widening and street lighting should be installed on Miner Avenue,adjacent the site, <br /> prior to occupancy of any new buildings/structures on this site. Should installation of these <br /> improvements prove not practical due to existing physical constraints, the owner/developer <br /> should enter into a Deferred Improvement Agreement whereby the owner/developer agrees <br /> to install the required improvements at such time as it is practical. All off-site improvements <br /> shall conform to City of Stockton Standard Plans and Specifications. <br /> 2. The owner/applicant should revise the proposed access to align with the intersection of <br /> Anteros Avenue. <br /> 3. All vehicle parking and traveled areas shall be paved to prevent tracking onto the public <br /> roadway. <br /> We appreciate the opportunity to comment on this application. <br /> JAMES B.
