REVISED CONDITIONS OF APPROVAL <br /> PA-0600062 (SU,TE) <br /> JULIO&AYDEE LUCAS/DOMINICK GULLI <br /> Six-year Time Extension for previously approved Major Subdivision application No. PA-0600062 <br /> was approved by the San Joaquin County Planning Commission on June 1, 2017. This tentative <br /> map approval will expire on April 14, 2023,which is six years from the date of approval, unless (1) all <br /> Conditions of Approval have been complied with and (2) a Final Map has been filed with and <br /> accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Mo Hatef, [209] 468-8477) <br /> a. TENTATIVE MAP: The Final Map shall substantially conform with the revised tentative map <br /> dated March 23, 2007. <br /> b. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) All parcels shall have a minimum lot width of 50 feet, measured a distance of 20 feet back <br /> from the front lot line. (Development Title Section 9-310.4) <br /> (2) All parcels shall have a minimum lot area of 5000 square feet. (Development Title Section 9- <br /> 310.3) <br /> c. RIGHT TO FARM: Pursuant to San Joaquin County Code Section 6-9004(b), the following note <br /> shall be placed on the Final Map: <br /> (1) All persons purchasing lots within the boundaries of this approved map should be prepared to <br /> accept the inconveniences or discomforts associated with agricultural operations or activities, <br /> such as noise, odors, insects, dust or fumes. San Joaquin County has determined that such <br /> inconveniences or discomforts shall not be considered to be a nuisance. <br /> d. ROAD NAMES: All subdivision road names shall be submitted to the Community Development <br /> Department for approval by the Director. Contact Rafedah Carella at[209] 468-3138 for road <br /> name standards (Development Title Section 9-1150.18). <br /> e. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) Street trees are required as specified in Section 9-1020.4 of the Development Title. <br /> f. ACCESS: The following access requirements apply and shall be shown on the Final Map: <br /> (1) A proposed 25-foot wide private easement for access to Parcels 2-6 through Parcels 1-6 shall be <br /> shown on the Final Map.
