KLEINFELDER
An employee owned rnmpany
File No. 20601.G01
October 9, 2002
Mr. Mark Hatcher
Mark C. Hatcher Engineering
1125 N. Golden State Blvd., Suite F
Turlock, CA 95380
Subject: SOIL SUITABILITY AND NITRATE LOADING STUDY
PROPOSED COMMERCIAL CENTER
MANTECA, CALIFORNIA
Dear Mr. Hatcher:
Kleinfelder is pleased to present the results of our soil suitability and nitrate loading study for a
proposed commercial center to be located on Moffat Boulevard in Manteca, California. The
purpose of our study was to determine the suitability of the property for septic tank usage. The
study was performed in general accordance to the requirements of Section 9-10100(D of San
Joaquin County Ordinance. The following includes background information regarding the
proposed development, present use of the site, and the groundwater depth in the project area. In
addition, discussions regarding our investigative procedures, the site conditions encountered
during our field explorations, and the results of the percolation tests are presented. Finally, the
results of our nitrate loading calculations and project limitations are provided.
PROPOSED DEVELOPMENT
On a preliminary basis, we understand that the proposed commercial center will consist of an
approximate 13,825 square foot facility for Aqua Pools. This facility will include an office, sales
area, and warehouse. In addition to the Aqua Pool facility, the proposed commercial center will
have eight 1,200 square foot lease spaces. We understand that the lease spaces will be
businesses that compliment Aqua Pools. No convenient stores, restaurants, bakeries, bars,
laundry mats or similar uses will be considered. We understand that there will be no
kitchen/break room facilities on site.
We understand that it is planned for waste from the proposed commercial center to be deposited
into an on-site sewage disposal system consisting of a septic tank and leach trench disposal field.
Given the soils conditions encountered, we anticipate the disposal trenches will be relatively
shallow (3 to 4 feet below site grade).
20601.G01/ST02R581 Dtl October 9,2002
©2002 Kleinfelder,Inc.
