CONDITIONS OF APPROVAL <br /> PA-03-592 <br /> Columbia River Corporation <br /> Site Approval Application No. PA-03-592 was approved by the San Joaquin County Planning <br /> Commission on February 5, 2004. The effective date of approval is February 15, 2004. This approval <br /> will expire on August 16, 2005, which is 18 months from the effective date of approval, unless (1) all <br /> Conditions of Approval have been complied with, (2) all necessary building permits have been <br /> secured and remain in force, and (3) all necessary permits from other agencies have been secured <br /> and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Leanne Mueller, 468-3228) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT'. The Site <br /> Plan required as a part of the building permit must be prepared by a registered civil engineer or <br /> licensed architect. This Plan must show drainage, driveway access details including gates, on-site <br /> parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE <br /> PLAN CHECK LIST' for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b. APPROVED USE: This approval is for a 672 square foot off-premises sign as shown on the Plan <br /> dated November 5, 2003. The total square footage shall include the border, trim and sign face. The <br /> following standards shall apply: <br /> (1) The sign shall not exceed forty-eight(48)feet in length. <br /> (2) The sign shall be above grade by not more than forty-five(45)feet. <br /> (3) The space between off-premises signs shall be at least one thousand (1,000) feet on either side <br /> of the same street. (Development Title Section 9-1710.6) <br /> (4) The space between the faces of the billboard sign shall not exceed seven (7) feet for parallel <br /> signs and sixteen (16) feet at the widest end for angled signs. (Blue Sheet Interpretations No. 3 <br /> for Development Title Section 9-1710.2) <br /> c. STORM DRAINAGE: Any additional storm water drainage created by new improvements shall be <br /> retained on-site. The drainage pattern and corresponding storm drain improvements shall be shown <br /> on the Site Plan. Drainage calculations prepared by a registered civil engineer or architect shall be <br /> included. (Development Title Section 9-1135) <br /> d. SIGNS: All portions of any sign shall be set back a minimum of five (5)feet from any future right-of- <br /> way line, including any corner cut-off(snipe).
