SA-00-10 OF <br /> JOHN A. KAMPS ETAL (C/O THOMAS R. PLOOY TRUSTEE) <br /> The applicants have submitted the above referenced pre-application for a natural gas <br /> cylinder filling and repair business, which includes a 15,000 square foot production <br /> building, a 10,000 square foot distribution building and a 1,500 square foot office and <br /> storage building. The General Plan and Zoning designations are General Commercial <br /> (C/G). The project site is located on the east side of Moffat Boulevard 200 feet north of <br /> Woodward Avenue, southeast of Manteca, CA. <br /> After reviewing the application and materials from other agencies, the Community <br /> Development Department offers the following comments: <br /> The proposed use is an industrial use. The existing General Commercial (C-G) zoning <br /> designation does not permit the use. <br /> History <br /> Site Approval application number SA-97-38 (August 5, 1997) was approved for a 1440 <br /> square foot shop and additional truck loading facility. This use was approved as an <br /> accessory use to the existing commercial use, which was propane sales; established in <br /> 1971. The shop and truck facilities were destroyed by fire. The use may or not be able <br /> to be reestablished because of fire and building issues. <br /> Other issues <br /> There are fire/building issues, which may not permit the proposed use at this site. <br /> Representatives of the Fire and Building agencies will attend the Development <br /> Committee meeting to discuss their concerns/issues. <br />
