CONDITIONS OF APPROVAL <br /> PA-1800257 <br /> SUSAN B. MILLEMAN/MORRIS ENGINEERING <br /> Lot Line Adjustment Application No. PA-1800257 was approved by the Community Development <br /> Department on September 16, 2019, which is the effective date of approval. This approval will expire <br /> on March 17, 2021,which is 18 months from the effective date of approval, unless a Notice of Lot Line <br /> Adjustment has been recorded and a Record of Survey has been filed, if required by the Land <br /> Surveyors'Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Contact: [209]468-3121) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment between two parcels as shown on the site <br /> plan dated January 16, 2019. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment" shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community Development <br /> Department. The legal descriptions shall be prepared, stamped and signed by a Registered Civil <br /> Engineer, qualified to practice Land Surveying per Section 8731 of the Land Surveyors' Act, or a <br /> Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. DEMOLITION PERMIT OR BUILDING PERMIT: The proposed site plan shows an existing garage <br /> on the Parcel 2. One of the following conditions shall be complied with: <br /> 1. Obtain a building permit to demo the existing garage on Parcel 2 prior to the recordation of the <br /> 'Notice of Lot Line Adjustment', or, <br /> 2. Submit for a building permit for a new single-family residence within 60 days of the recordation of <br /> the'Notice of Lot Line Adjustment'. The building permit shall be issued within 180 days from the <br /> recording of the'Notice of Lot Line Adjustment'. <br /> 2.
