Sterling Drive, Suite 246 <br /> Mountain House, CA 95391 <br /> PRO IECT DESCRIPTION (4 APPI ICATIONS), The pro-iect consists of a Master Plan AMPnrJMPMt (PA-17nnnn9), <br /> Specific Plan I Amendment (PA-1700003), a Specific Plan II Amendment (PA-1700004), and a Specific Plan III <br /> Amendment(PA-1700005). The Master Plan Amendment and Specific Plan II Amendment primarily focus on changes to <br /> the Mountain House Town Center Circulation system, with a minor alteration of the Community Commercial, Park, and <br /> Public areas. The Specific Plan I and Specific Plan III Amendments have been included in the project description by the <br /> Community Development Department to ensure conformity and continuity with changes to the Master Plan and Specific <br /> Plan 11 planning documents and with other planning documents for the Mountain House Community. <br /> Master Plan Amendment: The Master Plan Amendment(PA-1700002)would make the following changes: <br /> 1.e.) The Transportation and Circulation policy regarding the spacing of intersections on existing County Arterials <br /> would be changed from "at least 1/8 mile apart"to"less than 1/8 mile apart", as determined by a traffic study <br /> or other applicable study. <br /> b.) The Transportation and Circulation policy regarding new driveways on existing County Arterials would be <br /> changed from "prohibited"to"permitted", as determined by a traffic study or other applicable study. <br /> c.) The Transportation and Circulation implementation measure regarding spacing of signalized intersections at <br /> a minimum of 1/8 mile spacing and driveways along Arterials would be changed from "access limited"to <br /> "permitted", as determined by a traffic study or other applicable study. <br /> Note: The above proposed policy and implementation changes would allow for a new signalized intersection at <br /> "Plaza Street' and Mountain House Parkway, 484 feet north of Main Street and 633 feet south of Byron <br /> Road, along Mountain House Parkway. It would also allow for a proposed unsignalized intersection at"B" <br /> Street and Byron Road, between Central Parkway and Mountain House Parkway. <br /> 2) Except for a short segment extending north from Main Street, the De Anza Boulevard minor arterial, which <br /> cuts through the Town Center and over the Mountain House Creek Community Park, would be eliminated. It <br /> would be replaced by a new east-west collector street ('A"Street), which would intersect Central Parkway <br /> immediately south of the Mountain House Creek Community Park. <br /> 3) A new signalized Community Arterial intersection would be situated at the new intersection of("K Street) <br /> and Central Parkway, approximately 300 feet south of the existing DeAnza/Central Parkway, north of Main <br /> Street. <br />
