CONDITIONS OF APPROVAL <br /> PA-1200252 <br /> SHEA MOUNTAIN HOUSE LLC <br /> Lot Line Adjustment Application No. PA-1200252 was approved by the Community Development <br /> Department on January 4, 2013, which is the effective date of approval. This approval will expire on <br /> July 6, 2014, which is 18 months from the effective date of approval, unless a Notice of Lot Line <br /> Adjustment has been recorded and a Record of Survey has been filed, if required by the Land <br /> Surveyors'Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff contact: Corinne King, [209] 953-7509) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment among four parcels to create four parcels as <br /> shown on the site plan dated December 14, 2012. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment' shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply: <br /> (1) All Parcels shall be a minimum lot size of 5,000 square feet. (Development Title Section 9- <br /> 310.3M) <br /> (2) All Parcels shall have a minimum lot width of 50 feet, measured at the front yard setback. <br /> (Development Title Section 9-310.4M) <br /> d. PLANNING APPLICATION PA-1200251: The "Notice of Lot Line Adjustment" for application PA- <br /> 1200251 shall be recorded and deeds transferred prior to the recordation of the "Notice of Lot Line <br /> Adjustment"for application PA-1200252. <br /> 2.
