Machado, Tr. <br /> APPLICANT: Joe J. and Lillian E. Machado <br /> PROJECT DESCRIPTION: The applicant and owner,Joe J. and Lillian E. Machado, is seeking the <br /> approval of a Development Agreement and two Major Subdivision applications: a small-lot Major <br /> Subdivision application and a large lot Major Subdivision application. Approval of the small-lot Major <br /> Subdivision would subdivide a 143-acre parcel into 286 residential, medium density(R-M)single family lots, <br /> one large lot of approximately 23 acres for industrial park(I-L)development, two lots of approximately 17 <br /> acres for office commercial (C-O)development, one lot of approximately 15 acres (net)for a K-8 school, and <br /> one lot of approximately 2 acres (net)for a neighborhood park. Smaller lots would also be created for <br /> various open space uses. Approval of the large-lot Major Subdivision would subdivide the same overall <br /> acreage as the small-lot Major Subdivision into 10 parcels,ranging in size from 2.34 acres to 29.2 acres,for <br /> financing purposes. The Development Agreement(between the County and Global Investment& <br /> Development, LLC)would vest(i.e., lock in)certain provisions/sections of the General Plan, Mountain <br /> House Master Plan, the Mountain House Development Title, and Specific Plan III for the duration of said <br /> Development Agreement for the subject Major Subdivisions. <br /> PROJECT LOCATION: The project is located at the southwest corner of Mountain House Parkway and <br /> Grant Line Road in Mountain House, in southwestern San J&gyin CounP. (Supervisorial District 5) <br /> 22"1.(p t t-K�n.2•"ra fin, <br /> ENVIRONMENTAL DISCUSSION: An Environmental Checklist("Checklist")has been prepared for the <br /> project.The Checklist concluded that: 1)the project is a subsequent activity that is within the scope of the <br /> Specific Plan III EIR(SPIIIEIR);2)there are no effects of the project that were not examined in the SPIIIEIR; <br /> 3)and no new mitigation is required for the project. Consequently, as provided by CEQA Guidelines Section <br /> 15168 (c), no new environmental document is required.The Checklist and the SPIIIEIR are available for <br /> review at the San Joaquin County Community Development Department, 1810 E. Hazelton Avenue, <br /> Stockton, CA. <br /> APPLICATION REVIEW: If you have any recommendations or comments on this project, please submit <br /> them to the Community Development Department no later than September 8, 2006.
