Previously Approved Findings for Major Subdivision Findings(PA-0600161) <br /> 1. The proposed subdivision is consistent with the General Plan,the Master Plan,any <br /> applicable Specific Plan,any applicable Special Purpose Plan,the Public Financing Plan, <br /> and any other adopted plan adopted by the County. <br /> • This finding can be made since the proposed subdivision is a"Preliminary <br /> Map",as that term is defined by Section 9-110AM of the Mountain House <br /> Development Title and as provided for by the Mountain House Master Plan. As <br /> such,it would create parcels or lots no smaller than areas generally formed by <br /> zoning district boundaries and/or arterial and collector roadway alignments,as <br /> shown by the Specific Plan IH land use diagram. In addition,all proposed <br /> parcels will have legal access and further subdivision of said parcels will be <br /> required prior to application for building permits. <br /> 2. The design or improvement of the proposed subdivision is consistent with the General Plan, <br /> the Master Plan,any applicable Specific Plan and any applicable Special Purpose Plan. <br /> • This finding can be made since the design and improvements of the subdivision, <br /> will be required,via Mountain House Community Services District(MHCSD) <br /> conditions of approval,to conform to all Community Approvals. Said <br /> Community Approvals include,but are not necessarily limited to,the General <br /> Plan,the MHCSD Improvement Standards and Specifications,the MHCSD <br /> Design Manual,the Mountain House Master Plan,Specific Plan III,master <br /> utility plans,and other standards and plans adopted by the MHCSD.In <br /> addition,all such improvement plans and specifications must be approved by <br /> the MHCSD prior to approval of the Final Map. <br /> 3. The site is physically suitable for the type of development proposed. <br /> • This finding can be made since no development of the site is proposed.The <br /> proposed subdivision is for financing purposes only(i.e.,sale,lease,or <br /> exchange). Any future development would require further subdivision of the <br /> subject property,necessitating compliance with all applicable development <br /> requirements and adopted plans of the Mountain House Community Services <br /> District(MHCSD)and the County for acceptable physical site development. <br /> 4. The site is physically suitable for the proposed density of development. <br /> • This finding can be made since no development of the site is proposed.The <br /> proposed subdivision is for financing purposes only(i.e., sale,lease,or <br /> exchange). Any future development would require further subdivision of the <br /> subject property,necessitating compliance with all applicable development <br /> requirements and adopted plans of the Mountain House Community Services <br /> District(MHCSD) and the County with respect to the density of development. <br />
