I. Install a signal at De Anza Boulevard/Grant Line Road and construct the intersection <br /> tum lanes prior to issuance of the first residential building permit as specified by <br /> MHCSD. <br /> J. Install a signal at C Drive/Grant Line Road and construct the intersection turn lanes prior <br /> to issuance of the first residential building permit as specified by MHCSD. <br /> K. Widen or fund as determined by the MHCSD, Mountain House Parkway to 6 lanes from <br /> South of Von Sosten Road to the 1-205 freeway prior to issuance of the 9000'" <br /> residential building permit within Mountain House, or the 5000' after Neighborhoods E, <br /> F&G. <br /> L. Mountain House Parkway shall be improved to full frontage improvements, the ultimate <br /> complete street section along the project frontage prior to issuance of first residential <br /> building permit. <br /> M. Install all-way stops at the intersection of C Drive and H Way and the intersection of J <br /> Drive and K Way. <br /> N. The intersection of J Drive and Mountain House Parkway shall be a right-in and right-out <br /> intersection. <br /> O. Provide Traffic Calming Circle(s), per MHCSD Standards, at the intersection of C Drive <br /> and D Street. <br /> P. Lighted crosswalks shall be installed at the intersection of I Street and H way and the <br /> intersection of L Avenue and H Way, or other location, if required by MHCSD General <br /> Manager. <br /> Q. Unless the project has already been constructed or bonding for the project exists to the <br /> satisfaction of the MHCSD,the applicant shall bond and construct the phases of a four- <br /> lane 1-205 freeway overpass, as shown in the Master Plan and the projects traffic study, <br /> for Mountain House Parkway per Caltrans and MHCSD standards; construction may be <br /> phased. Timing:funding or bonding prior to or with approval of first Final Map for Tract <br /> 3481;first phase construction completion prior to issuance of the first residential building <br /> permit within Tract 3481. <br /> R. The applicant shall bond and construct on a phased basis applicable roadway sections <br /> as depicted on the Tentative Map per MHCSD standards with appropriate approach and <br /> departure intersection channelization. Timing: funding or bonding prior to approval of <br /> each affected Final Map for Tract 3481 as determined by the MHCSD; construction <br /> commencement prior to issuance of first residential building permit in Tract 3481 that <br /> warrants the improvements as determined by MHCSD. <br /> S. Street Improvements: All streets within the development and as shown on the Tentative <br /> Map shall be improved by the developer according to the following: <br /> a. Standard Policy:As a condition for allowing the subdivision, the MHCSD requires <br /> the subdivider to improve all streets shown on the Tentative Map as well as other <br /> public rights-of-way that may be created to facilitate the development in accordance <br /> with the Community Approvals and the traffic study, as required by the Master <br /> Acquisition and Reimbursement Agreement. The street improvements shall include <br /> all street pavement,curbs, gutters, sidewalks, landscaping, lighting, signs, <br /> underground utilities, etc. <br /> b. Allowed Exception to the Standard Policy:The MHCSD may allow partial street <br /> improvements for roads associated with the Tentative Map. Under this exception, <br /> the completion of the full street improvements will be the responsibility of future <br /> 19 <br />
