PA-0500838 and PA- <br /> 0600161, AND DEVELOPMENT AGREEMENT APPLICATION NO. PA- <br /> 0600127 OF GLOBAL INVESTMENT & DEVELOPMENT, LLC <br /> The applicant, Global Investment & Development, LLC, is seeking the approval of a <br /> Development Agreement application (PA-0600127), and two Major Subdivision <br /> applications: a small-lot Major Subdivision application (PA-0500838) and a large lot Major <br /> Subdivision application (PA-0600161). Approval of the small-lot Major Subdivision would <br /> subdivide a 143-acre parcel into 286 residential, medium density (R-M) single family lots, <br /> one large lot of approximately 23 acres for industrial park (I-L) development, two lots of <br /> approximately 17 acres for office commercial (C-O) development, one lot of approximately <br /> 15 acres (net) for a K-8 school, and one lot of approximately 2 acres (net) for a <br /> neighborhood park. Smaller lots would also be created for various open space uses. <br /> Approval of the large-lot Major Subdivision would subdivide the same overall acreage as <br /> the small-lot Major Subdivision into 10 parcels, ranging in size from 2.34 acres to 29.2 <br /> acres, for financing purposes. The Development Agreement (between the County and <br /> Global Investment & Development, LLC) would vest (i.e., lock in) certain <br /> provisions/sections of the General Plan, Mountain House Master Plan, the Mountain <br /> House Development Title, and Specific Plan III for the duration of said Development <br /> Agreement for the subject Major Subdivisions. <br /> The project is located at the southwest corner of Mountain House Parkway and Grant Line <br /> Road in Mountain House, in southwestern San Joaquin County. <br /> The Community Development Department and the Mountain House Community <br /> Services District have reviewed the applications noted above and offer the following <br /> tentative (i.e. provisional) conditions of approval, pending completion of the Initial Study <br /> for the project and comments from reviewing agencies: <br /> 1 <br />
