MOUNTAIN HOUSE PROPOSED MACHADO TENTATIVE MAP 4. ENVIRONMENTAL CHECKLIST
4.2 AGRICULTURAL RESOURCES
l.,
Lb) Conflict with existing zoning for agricultural use, or a Williamson Act contract?
There are no Williamson Act Contract lands within the project site, and no conflicts with
Lagricultural zoning would occur. The project site is zoned for residential use.
Mitigation Measures
LNo mitigation measures are required.
c) Involve other changes in the existing environment which, due to their location or
Lnature, could result in conversion of Farmland to non-agricultural use?
The MHMP is specific in its objectives to provide an infrastructure that will serve only the
Mountain House Community and would not have capacity to serve areas outside the
`. community's boundaries. As discussed in Section 4.16: Utilities and Service Systems of this
Checklist, the water and wastewater treatment plants have been sized to accommodate only
the Mountain House Community. Any rezoning requests from property owners outside the
Mountain House Community would depend upon the availability of water and wastewater
services. Such requests would require environmental reviews at the time applications are
Lfiled.
The MHMP includes Policy(3.2.4(g))that calls for phasing of development to allow
continuation of adjacent agricultural operations. The project site is located adjacent to former
L farmland that is currently being planned for development as part of Specific Plan III. Active
farmland exists east of Mountain House Parkway. The MHMP requires a 100-foot-wide
buffer between any urban development and adjoining agricultural operations. The Mountain
L House Parkway right-of-way provides this barrier for farmland to the east. Thus, adjacent
agricultural operations would be protected.
Mitigation Measures
No additional mitigation measures are required.
6.
L SOURCES OF INFORMATION
EDAW. 2005a.
