ENVIRONMENTAL CHECKLIST <br /> 4.2 AGRICULTURAL RESOURCES <br /> l., <br /> Lb) Conflict with existing zoning for agricultural use, or a Williamson Act contract? <br /> There are no Williamson Act Contract lands within the project site, and no conflicts with <br /> Lagricultural zoning would occur. The project site is zoned for residential use. <br /> Mitigation Measures <br /> LNo mitigation measures are required. <br /> c) Involve other changes in the existing environment which, due to their location or <br /> Lnature, could result in conversion of Farmland to non-agricultural use? <br /> The MHMP is specific in its objectives to provide an infrastructure that will serve only the <br /> Mountain House Community and would not have capacity to serve areas outside the <br /> `. community's boundaries. As discussed in Section 4.16: Utilities and Service Systems of this <br /> Checklist, the water and wastewater treatment plants have been sized to accommodate only <br /> the Mountain House Community. Any rezoning requests from property owners outside the <br /> Mountain House Community would depend upon the availability of water and wastewater <br /> services. Such requests would require environmental reviews at the time applications are <br /> Lfiled. <br /> The MHMP includes Policy(3.2.4(g))that calls for phasing of development to allow <br /> continuation of adjacent agricultural operations. The project site is located adjacent to former <br /> L farmland that is currently being planned for development as part of Specific Plan III. Active <br /> farmland exists east of Mountain House Parkway. The MHMP requires a 100-foot-wide <br /> buffer between any urban development and adjoining agricultural operations. The Mountain <br /> L House Parkway right-of-way provides this barrier for farmland to the east.
