MOUNTAIN HOUSE PROPOSED MACHADO TENTATIVE MAP 4. ENVIRONMENTAL CHECKLIST _
4.4 BIOLOGICAL RESOURCES
Mitigation Measures
There are no additional mitigation measures that would change the conclusions of the
SPIIIEIR, and these impacts would remain as significant and unavoidable.
d) Expose sensitive receptors to substantial pollutant concentrations?
The 315 dwelling units in the proposed project would house approximately 900 residents
who would be exposed to substantial pollutant concentrations. In addition, depending on the —
sequence of construction of the various development projects in Neighborhood A/B, residents
of the proposed project could be subjected to temporary dust and diesel fuel emissions
associated with construction activities. The resulting impacts would remain as significant
and unavoidable.
Mitigation Measures —
There are no additional mitigation measures that would change the conclusions of the
SPRIEIR,and these impacts would remain as significant and unavoidable. _
e) Create objectionable odors affecting a substantial number of people?
The proposed project consists of residential, commercial, and limited industrial development.
Limited industrial areas are intended to accommodate modern business park developments
that provide little or no nuisance activities. Typical uses include light manufacturing,
electronics, high technology businesses, and light warehousing (EDAW, 2005a). If
necessary, these industrial facilities would have modern air pollution equipment to control
and reduce emissions, including odors,to acceptable levels as determined by the SJVAPCD _
and San Joaquin County. Therefore, the proposed project would not include any facilities
known by the SJVAPCD to create objectionable odors. Facilities known by the SJVAPCD to
produce odors include wastewater treatment facilities, chemical manufacturing,
painting/coating operations, feed lots/diaries, composting facilities, landfills, and solid waste
transfer stations(EDAW, 2005b). SPIIIEIR Mitigation Measure 4.12-3 states that
developers shall not construct residences within 1,000 feet of the two dairies until the dairies
cease operation and the dairy waste ponds and animal refuse piles are removed. The dairy on
the project site obviously will be removed prior to development and occupancy of the
residences.
Mitigation Measures
No additional mitigation measures are required. —
SOURCES OF INFORMATION —
Associated Engineering, Inc. 2006.
