MOONTAEJ HOOSE PROPOSED MACHADO TENTATIVE MAP 4. ENVIRONMENTAL CHECKLIST
4.12 POPULATION AND HOus[NG
The MHMP adopted land uses for all areas within Specific Plan III and identified
approximate acreages for the land uses designated. Specific Plan III carries out the intended
land use designations of the MHMP for the project site.
The proposed project is anticipated to introduce a population of approximately 900 persons,
based upon the following calculations as shown in Table 4.12-1.
Table 4.12-1
Proposed Machado Property Housing and Population
Dwelling Density —
Land Use Zoning Acres Units(du) (du/acre) Persons/du Population
Residential R-M 3.6 31 8.61 2.76 84
Residential R-L 62.7 255 4.07 3.126 796 —
Second Units R-L Included in (29 N/A 1.01 29
R-L above
Total 66.3 286 909
Notes: ' Second units would be located on R-L lots.
b Specific Plan IH,Table 3-13:Housing Analysis.
` Not counted in the number of primary dwelling units or in density calculations.
Assumed by Mills Associates.
Table 3-3 in Specific Plan III identifies the project site as having a maximum density of 337
dwelling units and a minimum density of 257 units. When compared to these numbers, the
project would generate 37 less housing units (not including the second dwelling units) from
the maximum density, and generate 30 more units than the minimum density. The 286 _
dwelling units are consistent per wastewater limitations. The unit count is essentially in
compliance with the density shown in Table 3-3 of Specific Plan III. The SPIIIEfP addressed
the impacts associated with buildout of Specific Plan III, including traffic and meeting the
County's jobs/housing balance. The proposed project is consistent with the projections
analyzed in the SPIHEIR and therefore does not create any new impacts. The proposed
project also includes non-residential land uses that will generate approximately 1,495
employees as projected in Table 3-14 of Specific Plan III. This is shown in Table 4-12-2.
Table 4.12-2
Projected Employment
Building Floor
Zoning Acres Space(sq.W) Jobs/acre° Employees _
C-0 18.2 256,130 44.0 801
I-P 21.5 975,800 32.3 694
Totals 39.7 1,231,930 1,495 _
Notes: ' Associated Engineering, Inc.,Tentative Subdivision Map,May 3,2006,Land Use Summary
Table.
b Specific Plan HI,Table 3-14:Job Analysis. _
4-62
