Machado <br /> File Number: PA-0500838(Major Subdivision—small lot), PA-0600161 (Major <br /> Subdivision—large lot), and PA-0600127 (Development Agreement) <br /> Location: The southwest corner of Mountain House Parkway and Grant Line <br /> Road, in the southeastern portion of Mountain House in <br /> Neighborhood A/B, 3 %miles west of the City of Tracy. The project consists of a small lot Major Subdivision application (PA-0500838), a large lot <br /> Major Subdivision application (PA-0600161), and a proposed Development Agreement(PA-0600127)for a <br /> 142.9 acre parcel owned by Joe J. and Lillian E. Machado("Machado property"or"project site"). <br /> Existing Conditions. The project site has been used for a dairy, irrigated pasture and hayfield since 1950, <br /> although dairy operations ceased in June 2005. The buildings, other structures, and waste ponds that were <br /> a part of the dairy remain on the site. The irrigated pasture and former hay field now lie fallow. The site is <br /> relatively flat, sloping gently to the northeast. <br /> Project Summary. The small lot Major Subdivision ("small lot Tentative Map")would subdivide the Machado <br /> property into 286 residential lots, 18.2 acres of office commercial development,21.5 acres of industrial park <br /> development,a 16.5 acre K-8 school site, a 2.3 acre neighborhood park, and a 3.8 acre linear park(within and <br /> adjacent to the 75 foot wide PG&E easement). Smaller lots would also be created for various open space <br /> uses. (See Figures 2 and 3.) <br /> The large-lot Major Subdivision ("large lot Tentative Map")would subdivide the Machado property into 11 lots, <br /> ranging in size from 2.3 acres to 29.2 acres. These lots represent aggregations of lots shown on the small lot <br /> Tentative Map. Once given final approval,they could be sold for financing purposes but could not be developed <br /> until they are further subdivided by means of approved,small lot Major Subdivision final maps.
