Findings (PA-0600161) <br /> 1. The proposed subdivision is consistent with the General Plan, the Master Plan, any applicable <br /> Specific Plan, any applicable Special Purpose Plan,the Public Financing Plan, and any other <br /> adopted plan adopted by the County. <br /> • This finding can be made since the proposed subdivision is a "Preliminary Map", <br /> as that term is defined by Section 9.110AM of the Mountain House Development <br /> Title and as provided for by the Mountain House Master Plan. As such, it would <br /> create parcels or lots no smaller than areas generally formed by zoning district <br /> boundaries and/or arterial and collector roadway alignments, as shown by the <br /> Specific Plan 111 land use diagram. In addition, all proposed parcels would have <br /> legal access and further subdivision of said parcels would be required prior to <br /> application For building permits. <br /> 2. The design or imprcvement of the proposed subdivision is consistent with the General Plan, the <br /> Master Plan, any applicable Specific Plan and any applicable Special Purpose Plan. <br /> • This finding can be made since the design and improvements of the subdivision, <br /> will be requ red,via Mountain House Community Services District(MHCSD) <br /> conditions of approval,to conform to all Community Approvals. Said Community <br /> Approvals i iclude, but are not necessarily limited to,the General Plan,the <br /> MHCSD Improvement Standards and Specifications,the MHCSD Design Manual, <br /> the Mountain House Master Plan, Specific Plan III, master utility plans, and other <br /> standards and plans adopted by the MHCSD. In addition, all such improvement <br /> plans and specifications must be approved by the MHCSD prior to approval of <br /> the Final Kip. <br /> 3. The site is physicalN suitable for the type of development proposed. <br /> • This findinc can be made since no development of the site is proposed. The <br /> proposed s.abdivision is for financing purposes only(i.e.,sale, lease, or <br /> exchange). Any future development would require further subdivision of the <br /> subject pro:)erty, necessitating compliance with all applicable development <br /> requirements and adopted plans of the Mountain House Community Services <br /> District(MHCSD) and the County for acceptable physical site development. <br /> 4.
