MOUNTAP]HOUSE PROPOSED MACHADO TEWAnvE MAP 1.0 INTRODUCTION 8. Project Description: The Machado project consists of a Large Lot Major Subdivision application, a Small Lot Major Subdivision application, and a - Development Agreement with San Joaquin County. The project will result in the development of 286 dwelling units plus 29-second units on 73.3 acres. In addition, the proposed project includes 8.2 acres of office commercial uses, 21.5 acres for an industrial park, a K-8 school site,a portion of a park,pocket parks,and landscaped - trail corridors. _ Infrastructure associated with this development would include water distribution lines,electrical and gas lines,roads, telephone lines,drainage improvements, etc. The water and wastewater facilities to serve this development would be located _ within Mountain House but outside the boundaries of the proposed project. These facilities would be maintained and operated by the Mountain House Community " Services District(MHCSD). A more detailed description of the project can be found - in Chapter 2: Project Description of this Checklist. _ 9. Surrounding Land Uses and Setting: Currently, surrounding land uses consist of vacant lands under agricultural production or fallow,awaiting development. The - nearest residential uses, identified as the"Homesite Parcels" (consisting of four large lot,rural residential homes), and Grant Line Village are located west of the project site. The newly constructed residential neighborhood of Mountain House is located approximately one half mile north along Mountain House Parkway. A few homes are located across Mountain House Parkway,between I-205 and Von Sosten Road. 10. Other agencies whose approval is required(e.g.,permits, financing approval,or participation agreement): Following is a list of federal, state, regional and local _ agencies from which permits may be required prior to construction and/or operation of the proposed project: • Regional Water Quality Control Board: National Pollutant Discharge Elimination System(NPDES)permit; • San Joaquin County Local Agency Formation Commission approval of annexation to MHCSD; • San Joaquin Valley Air Pollution Control District: Applicable construction- related permits; and • Mountain House Community Services District: Approval of Improvement Plans and Final Maps,and Annexation to MHCSD. _ • San Joaquin County Environmental Health Department Sources of Information - Joe J. and Lillian E.
