MOUNTAP]HOUSE PROPOSED MACHADO TEWAnvE MAP 1.0 INTRODUCTION <br /> 8. Project Description: The Machado project consists of a Large Lot Major <br /> Subdivision application, a Small Lot Major Subdivision application, and a - <br /> Development Agreement with San Joaquin County. The project will result in the <br /> development of 286 dwelling units plus 29-second units on 73.3 acres. In addition, <br /> the proposed project includes 8.2 acres of office commercial uses, 21.5 acres for an <br /> industrial park, a K-8 school site,a portion of a park,pocket parks,and landscaped - <br /> trail corridors. _ <br /> Infrastructure associated with this development would include water distribution <br /> lines,electrical and gas lines,roads, telephone lines,drainage improvements, etc. <br /> The water and wastewater facilities to serve this development would be located _ <br /> within Mountain House but outside the boundaries of the proposed project. These <br /> facilities would be maintained and operated by the Mountain House Community " <br /> Services District(MHCSD). A more detailed description of the project can be found - <br /> in Chapter 2: Project Description of this Checklist. _ <br /> 9. Surrounding Land Uses and Setting: Currently, surrounding land uses consist of <br /> vacant lands under agricultural production or fallow,awaiting development. The - <br /> nearest residential uses, identified as the"Homesite Parcels" (consisting of four large <br /> lot,rural residential homes), and Grant Line Village are located west of the project <br /> site. The newly constructed residential neighborhood of Mountain House is located <br /> approximately one half mile north along Mountain House Parkway. A few homes <br /> are located across Mountain House Parkway,between I-205 and Von Sosten Road. <br /> 10.
