PA-0500838 and PA- <br /> 0600161, AND DEVELOPMENT AGREEMENT APPLICATION NO. PA- <br /> 0600127 OF Joe J. and Lillian E. Machado <br /> The applicants and owners, Joe J. and Lillian E. Machado, are seeking the approval of a <br /> small-lot Major Subdivision application (PA-0500838), a large lot Major Subdivision <br /> application (PA-0600161), and a proposed Development Agreement (PA-0600127), for <br /> their property. The former applicant, Global Investment & Development, LLC ("Global'), <br /> has withdrawn but has given the owners the right to use the tentative maps, draft <br /> Development Agreement, and information it developed to allow continued processing of <br /> the applications. Approval of the small-lot Major Subdivision would subdivide a 143-acre <br /> parcel into 286 residential, medium density (R-M) single family lots, 18.2 acres of office <br /> commercial (C-O) development, 21.5 acres of Industrial Park (I-L) development, a 16.5 <br /> acre K-8 school site, and a 2.3 acre neighborhood park. Smaller parcels would also be <br /> created for various open space uses. Approval of the large-lot Major Subdivision would <br /> subdivide the same overall acreage as the small-lot Major Subdivision into 11 parcels, <br /> ranging in size from 2.34 acres to 29.2 acres, for financing purposes. The Development <br /> Agreement (between the County and Joe J. and Lillian E. Machado) would vest (i.e., lock <br /> in) certain provisions/sections of the General Plan, Mountain House Master Plan, the <br /> Mountain House Development Title, and Specific Plan III for the duration of said <br /> Development Agreement for the two Major Subdivisions. The proposed Development <br /> Agreement may be processed at the same time as the Major Subdivision applications or <br /> processed on a separate time track. The decision to process the Development <br /> Agreement concurrently with the Major Subdivision applications or on a separate <br /> schedule will be made as part of the Development Committee review of the applications, <br /> based on the state of completeness of the Development Agreement. <br /> The project is located at the southwest corner of Mountain House Parkway and Grant Line <br /> Road in Mountain House, in southwestern San Joaquin County. <br /> The Community Development Department, the Mountain House Community Services <br /> District, and other agencies have reviewed the Major Subdivision applications noted <br /> above.
