The project site is currently <br /> surrounded by mostly vacant land either under agriculture production or laying fallow. The <br /> nearest residential uses, identified as the "Homesite Parcels,"are located on Grant Line Road <br /> directly northwest of the project site. Grant Line Village home sites are located west of the <br /> site approximately one mile from the intersection of Grant Line Road and Mountain House J <br /> Parkway. Two agricultural residences are located east of Mountain House Parkway between - <br /> Van Sosten Road and I-205. _ <br /> Since implementation of the Mountain House Master Plan(MHMP) in 1994, development <br /> has been occurring in the central portion of the Mountain House Community. Neighborhood <br /> F has been built out and Neighborhoods E and G are partially occupied while construction of <br /> these neighborhoods continues as evident in the aerial photo in Figure 2-1. <br /> SIGNIFICANT IMPACTS IDENTIFIED IN 2005 SPIIIEIR <br /> The SPIIIEIR identified two potentially significant land use impacts and proposed mitigation <br /> measures that, if implemented,would make them less than significant. The potentially <br /> significant impacts that would affect the proposed Machado property include the following: <br /> Impact 4.2-1: Land Use and Agriculture—Conflict with Existing Land Uses. <br /> The proposed land uses would be compatible with the existing on-site and adjacent <br /> land uses with the exceptions of the BBID irrigation canals and pipelines that cross — <br /> the site. A potentially significant impact would occur. <br /> 4-50 <br />
