Subject to the requirements of the Mountain House Transportation Improvement Fee <br /> Technical Report adopted by the MHCSD Board of Directors on April 11, 2000, and all <br /> amendments thereof to date, fund a signal at the intersection of Grant Line Road and <br /> Mountain House Road prior to issuance of the 9001"residential building permit. <br /> F. Subject to the requirements of the Mountain House Transportation Improvement Fee <br /> Technical Report adopted by the MHCSD Board of Directors on April 11, 2000, and all <br /> amendments thereof to date, construct Grant Line Road improvements from Mountain <br /> House Parkway to the Alameda County line(including the Grant Line Village frontage <br /> road improvements)Timing: prior to 1600`h residential building permit within Specific <br /> Plan III area or 2250 beyond those issued in E, F &G,which ever comes first. <br /> G. Subject to the requirements of the Mountain House Transportation Improvement Fee <br /> Technical Report adopted by the MHCSD Board of Directors on April 11, 2000, and all <br /> amendments thereof to date, widen or fund, as determined by the MHCSD, Grant Line <br /> Road to four lanes from Great Valley Parkway to 1-580 freeway prior to issuance of the <br /> 22501h residentia' building permit beyond those issued in E, F and G. The developer <br /> shall improve and widen Grant Line Road between the Alameda County line and its <br /> intersection with 1-580. If Alameda County does not allow the improvements to Grant <br /> Line Road, the developer shall deposit with the MHCSD funds equivalent to the cost of <br /> the widening as listed in the TIF Report. The MHCSD General Manager may use the <br /> funds to improve other regional roads as determined by a traffic study and stated in the <br /> TIF Technical Report and approved by the General Manager. If Grant Line Road in <br /> Alameda County is not widened, an interim design showing the transition from 4 lanes to <br /> two lanes within the boundary of Mountain House shall be submitted to the MHCSD for <br /> review and approval. <br /> H. Subject to the requirements of the Mountain House Transportation Improvement Fee <br /> Technical Report adopted by the MHCSD Board of Directors on April 11, 2000, and all <br /> amendments the, to date, widen or fund, as determined by the MHCSD, Grant Line <br /> Road east of Mountain House Parkway to four lanes as determined by the MHCSD's <br /> Annual Monitoring Report. The estimated trigger for this improvement is a range of <br /> 1600 units to 7500 units after Neighborhoods E, F & G. The General Manager with the <br /> aide of the Annual Monitoring Report shall determine the timing for the improvements. <br /> I. Install or fund as determined by the MHCSD, a signal at F StreeUCentral Parkway and <br /> construct Central Parkway from the subdivision westerly boundary to Mountain House <br /> Parkway prior to issuance of the first residential building permit as specified by MHCSD. <br /> Timing for construction of the signal shall be determined by the MHCSD. <br /> J. Widen or fund, as determined by the MHCSD, Mountain House Parkway to 6 lanes from <br /> Central Parkway to the 1-205 freeway prior to issuance of the 90001h residential building <br /> permit within Mountain House, or the 50001h after Neighborhoods E, F & G. <br /> K. Unless the project has already been constructed or bonding for the project exists to the <br /> satisfaction of the MHCSD, the applicant shall bond and construct the phases of a four- <br /> lane 1-205 freeway overpass, as shown in the Master Plan and the project's traffic study, <br /> for Mountain House Parkway per Caltrans and MHCSD standards; construction may be <br /> phased. Timing: funding or bonding prior to or with approval of first Final Map for Tract <br /> 3557; first phase construction completion prior to issuance of the first residential building <br /> permit within Tract 3557. Landscaping and irrigation for the 1-205 Interchange project <br /> shall be completed by the applicant prior to the approval of the Final Map. <br /> L. The applicant shall bond and construct on a phased basis applicable roadway sections <br /> as depicted on the Tentative Map per MHCSD standards with appropriate approach and <br /> 18 <br />
