A Major Subdivision Application (PA-0500544)for 286 residential <br /> dwelling units is proposed for the site (see Figure 2).The Major Subdivision Application has been addressed <br /> under a separate referral. <br /> PROJECT LOCATION: The property is located at the northwest corner of the yet-to-be-constructed <br /> Central Parkway and De Anza Boulevard within the Specific Plan III area of Mountain House(see Figure 1). <br /> (Supervisorial District 5). <br /> ENVIRONMENTAL DISCUSSION: The proposed Development Agreement by itself has no effect on the <br /> physical environment. All environmental effects are associated with the proposed residential subdivision and <br /> its subsequent development. Those effects are discussed in the Environmental Checklist("Checklist") <br /> prepared for said residential subdivision.The Checklist concluded that: 1)the residential subdivision is a <br /> subsequent activity that is within the scope of the Specific Plan III EIR(SPIIIEIR); 2)there are no effects of <br /> the residential subdivision that were not examined in the SPIIIEIR; 3)and no new mitigation is required for <br /> the residential subdivision. Consequently, as provided by CEQA Guidelines Section 15168 (c), no new <br /> environmental document is required. <br /> The Checklist's findings are also applicable to the proposed Development Agreement.The Checklist and <br /> the SPIIIEIR are available for review at the San Joaquin County Community Development Department, <br /> 1810 E. Hazelton Avenue, Stockton, CA. <br /> APPLICATION REVIEW: If you have any recommendations or comments on this project, please submit <br /> them to the Community Development Department no later than September 12, 2006. Comments or <br /> recommendations received after that date may not be used in staffs analysis and recommendation for this <br /> application. <br /> NOTE TO SURROUNDING PROPERTY OWNERS: The Planning Commission will hold a public hearing on <br /> this project. You will receive notice of the date, time and place of the public hearing at a later date. <br /> NOTE TO REVIEW AGENCIES: If you wish to be notified of the Planning Commission hearing date for this <br /> project, inform the contact person noted above, and you will be placed on the mailing list.
