z <br /> I <br /> CONDITIONS OF APPROVAL <br /> LA-98-5 <br /> Delucchi <br /> Lot Line Adjustment Application No. LA-98-5 was approved by the San Joaquin County <br /> Community Development Department on February 10, 1998, which is the effective date of <br /> approval. <br /> Unless otherwise specified, all Ordinance requirements shall be complied with prior to approval <br /> of a Notice of Lot Line Adjustment. <br /> This approval will expire on August 12, 1999, which is 18 months from the effective date of <br /> approval, unless a Notice of Lot Line Adjustment has been filed with and accepted by the County <br /> Surveyor. <br /> 1. COMMUNITY DEVE=LOPMENT DEPARTMENT: (Staff Contact: Kai Luoma,468-9567) <br /> a. A "Notice of Lot Line Adjustment" shall be recorded prior to conveyance of property through <br /> deeds by the owner. Legal descriptions of the lands to be exchanged shall be submitted to <br /> the Surveyor's Division for review and forwarding to the Community Development <br /> Department. The legal descriptions shall be stamped and signed by a Registered Civil <br /> Engineer or a Licensed Land Surveyor. <br /> b. NOTICE OF NON-RENEWAL: A Notice of Non-renewal for all parcels below the 10-acre <br /> minimum parcel size will also be initiated by San Joaquin County in conjunction with the <br /> contract. A fee for the recording of the Notice of Non-renewal is required. <br /> 2. DEPARTMENT OF PUBLIC WORKS: (Staff Contact: Richard Hieb, 368-3000) <br /> a. A Recorded Deed is allowed, but if points or lines are set, a Record of Survey is <br /> required. The new legal description shall be submitted to the Surveyor's Division for <br /> review. (Development Title Section 9-872.4) <br /> b. The new legal description must reflect correct distances and qualifiers to avoid overlaps <br /> or gaps. <br /> 3. PUBLIC HEALTH SERVICES: (Staff Contact: Linda Turkatte, 468-3441) <br /> a. The two irrigation wells must be repaired under permit and inspection by the <br /> Environmental Health Division to prevent backflow by utilizing either an approved <br /> backflow prevention device or an air gap. The air gap shall be equal to the size of the <br /> discharge pipe but not less than six inches.
