FFThesoils
m density is extremely low on the nropertxand surrounding areas. Consequently.
trate-nitrogen impact from thissource can he cnncid=A ince =q=ntial. Nitrate
e considerably greater from the agricultural production land. ✓
i
the subject Parcels have limited percolation. Therefore, sumps or seepage pits may
have to be installed to manage septic effluent. This will be researched and discussed in the Soil
Suitability Study. As referenced, given the low density of septic system in this locale and the clay
soil structure in the surface soils, there may be a comparatively lower nitrate impact from existing
and future septic systems. Given that agricultural irrigation recharge is the largest single contributor
to groundwater nitrate concentrations, and since the suiI ounding land has been farmed for several
decades, it is assumed that the nitrate concentrations in the underlying groundwater may be in
higher than usual concentrations.
As noted on the Lines of Equal Depth groundwater map, the static groundwater depth is
approximately 104 feet. The lines of Equal Elevation map shows the groundwater directional flow
to be in a southwesterly direction. This groundwater depth can be considered deep and not easily
impacted from adverse constituents.
The roads bordering the property and the areas adjacent to these roads should be patrolled on a
regular basis to ensure there is no dumping of hazardous materials such as drug manufacturing
chemicals.
The subject site is surrounded by properties that engage in production agriculture. Consequences
of this surrounding land use include: noise, dust, odors, insects, machinery, crop dusting aircraft,
trucks, exhaust and other environmental effects that may be offensive to some people.
'L ____Pa e -7-
Chesney Consulting
