The fee is due <br /> and payable at the time of building permit application. <br /> RECOMMENDATIONS: <br /> 1. A Parcel Map is required. (Development Title Section 9-915.2) <br /> 2. The remainder parcel shall be designated and labeled as "Designated Remainder"on the Parcel Map. <br /> (Subdivision Map Act Section 66445) <br /> 3. All easements of record shall be shown on the Parcel Map. (Development Title Section 9-910.20) <br /> 4. An Irrevocable Offer of Dedication agreement(IOD) is required prior to recordation of the Parcel Map. The <br /> agreement for an easement to the San Joaquin County Flood Control and Water Conservation District is for <br /> drainage and flood control purposes. The agreement shall be in a form that is acceptable to the County and <br /> the easement limits shall contain the following: <br /> a) A minimum of 50 feet measured at right angles landward from the top of bank of the portion of <br /> Mormon Slough that lies within the subject property,excluding existing structures,or to the <br /> property line where the 50-feet is not available; and <br /> b) The portion of Mormon Slough channel that lies within the subject property. <br /> 5. The limits of Mormon Slough and Potter Creek A and the Federal Flood hisurance Admin-istration <br /> Designated Flood Hazard Area shall be referenced on the Parcel Map in accordance with Section 66434.2 of <br /> the Subdivision Map Act. <br /> Informational Notes: <br /> (i.) Any construction activity that results in the disturbance of at least one(1)acre of soil shall require a State <br /> NPDES construction permit. Dischargers whose projects disturb I or more acres of soil or whose projects <br /> disturb less than 1 acre of soil and is not part of a larger common plan of development,are required to <br /> obtain coverage under the current General Permit for Discharges of Storm Water Associated with <br /> Construction Activity(www.swrcb.ca.gov/storulwtr/gern_const.litml#const_permit). <br /> (ii.) This property is subject to the requirements of San Joaquin County Mosquito&Vector Control District <br /> (209-982-4675)and the California Health and Safety Code for the prevention of mosquitoes. Best <br /> Management Practices(BMP)guidelines for stormwater devices, ponds and wetlands are available. <br /> (iii.) All future building permits for projects located within a Special Flood Hazard Area at the time of permit <br /> issuance shall meet the San Joaquin County flood hazard reduction requirements(Title 9, Chapter 9-1605) <br /> and all requirements of the State of California(CCR Title 23)that are in force at the time of permit <br /> issuance. As an example, all new construction and the substantial improvement of any structure shall be <br /> elevated a minimum of two(2)feet above the highest adjacent grade. <br /> (iv.)
