I J <br /> CONDITIONS OF APPROVAL- <br /> PA-1000008 <br /> Fugazi <br /> Minor Subdivision-` Application No. PA-1000008 was approved by the San ,Joaquin County <br /> Community Development Department on March 16,2010. The effective date of approval is March 26, <br /> 2010. This tentative map approval will expire on March 25, 2013, which is three years from the <br /> effective date of approval, unless (1) all Conditions of Approval have been complied with and (2) a <br /> Parcel Map has been filed with and accepted by the County.Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requireiments shall be fulfilled <br /> prior to approval of'Ahe Parcel Map. Those Conditions followed by a Section Number have been <br /> identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot <br /> be modified, and other Ordinance requirements may apply. <br /> k <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Kevin Swanson,468-9653) <br /> a. TENTATIVE�MAP: The Parcel Map shall substantially conform with the approved tentative map <br /> dated Januar+5, 201 b. <br /> b. RIGHT TO FARM: Pursuant to San Joaquin County Code Section 6-9004(b), .the following note <br /> shall be placed on the Parcel Map' <br /> (1) All persops purchasing lots within the boundaries of this approved map should be prepared to <br /> accept th'e inconveniences or discomforts associated with agricultural operations or activities, <br /> such as;:noise, odors, insects, dust or fumes. San Joaquin County has determined that such <br /> inconveniencies or discomforts shall not be considered to be a nuisance. <br /> c. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) All lots scall conform to the approved lot size and lot width pursuant to Variance Application PA- <br /> I <br /> 0900279s;(Development Title Section 9-827) <br /> d. ACCESS: The following access requirements apply and shall be shown on the Parcel Map:. <br /> (1) A proposed 25-foot wide private easement for access to Parcels 2 and 3, along Parcel 1 and the <br /> Designated Remainder shall be shown on the Parcel Map. (Development Title Section 9- <br /> e. CALIFORNIA FIRE CODE: The following California Fire Code and San Joaquin .County Ordinance <br /> Code requirements will be applicable and shall apply to this map: <br /> (1) The following note shall be placed on the Parcel Map and also shall be recorded as a separate <br /> instrument: <br /> A. Prior'Jo any grant of approval for a development project or issuance of a non-agricultural <br /> structure building permit the private easement for Parcels 1, 2 and 3 shall be constructed <br /> and maintained to the standards required by the California Fire Code and applicable San <br /> Joaquin County Improvement Standards.
