P <br /> 1 1,0 INTRODUCTION AND PROPOSED DEVELOPMENT: <br /> /1.1 Description of Site: The project consists of two parcels, one 138 +l-parcel and one 80+I- acre <br /> } parcel. The parcels are located at 10850 N. Jack Tone Road and 14600 E. Live Oak Road, Lodi, CA. <br /> The project is in a agricultural community. It is zoned AG-40. The project parcel numbers are <br /> APN 065-060-02, 03. <br /> /2 Description of proposed development: The purpose of this project is to divide the existing <br /> two parcels into four new parcels; one 25 +/- acre parcel, one 36 +I- acre parcel, one 46 +l- acre <br /> parcel, and one Designated Remainder parcel. <br /> /1.3 Parcel Location Map: (See Appendix). <br /> 4 Site Map: (See Appendix). <br /> 2.0 PAST PRESENT AND PROPOSED FUTURE USES OF THIS SITE: <br /> '2.1 The present owners, John Fugazi, Peter Bulthuis, and John Lewis, have owned the property for <br /> the past 6 months. The past and present use of the property has been seasonal agricultural land. <br /> 3.0 EXISTING AND PROPOSED SEPTIC TANK USAGE SECTION: <br /> -- 3.1 Description of Existing on-site septic tank usage: The purpose of this project is to create <br /> four new parcels from two existing parcels. If a parcel is developed for a home, a septic system <br /> will be required and built based per the San Joaquin County requirements. <br /> /3.2 Site Septic Permit History: Research for on-site septic permits revealed no permits for this <br /> parcel. (See Appendix) <br /> f <br /> t +F 3.3 Discussion of on-site septic repair history: No septic permits have been issued. No history <br /> of septic repair is available for subject parcel. (See Appendix) <br /> kk <br /> k } ✓3.4 Description of Existing Septic Tank Usage in the General Area: Septic systems in the <br /> general area consist of what seem to be standard systems consisting of leach lines and seepage pits. <br /> (See permits in Appendix.) <br /> G `f3.5 General Area Septic Permit History: In researching permits for septic systems and <br /> San Joaquin County Environmental Health Department records, the septic systems in this general <br /> area range in installation dates from 1973 to 2006. (Copies of permits are in appendix.) <br /> 3.6 Discussion of General Area Septic Tank Repair History: Repair history of the septic tanks <br /> in this area reveals that the leach lines and seepage pits have resulted in consistent performance. <br /> There have been no incidents to report.
