i <br /> 1.0 INTRODUCTION AND PROPOSED DEVELOPMENT: <br /> ' 1.1 Description of Site: The project consists of 218 total acres located at 10850 Jack Tone <br /> Road, Lodi, CA. The subject parcel numbers are 065-060-02 and 03. The project is in an <br /> agricultural community, and the existing parcel is zoned AG-40. <br /> F2 , Description f p�oposed development: It is proposed to create four parcels, a 112+1- <br /> cre parte , a + - `acre parcel, a 35+1-, and a 46+1- acre parcel. In accordance with the <br /> San Joaquin County Development Title, this Surface and Subsurface Contamination Report <br /> (SSCR) is being submitted for approval. This report will investigate the property for visual or <br /> historical environment contamination based on field observation, interviews with the owner, <br /> and county records. (This SSCR includes no chemical analysis). <br /> 1.3 Parcel Location Map: (See Appendix for Tentative Map with Vicinity Map, and APN <br /> page). <br /> 1.4 Site Map: (See Appendix for Tentative Map). <br /> 2.0 PAST, PRESENT, AND PROPOSED FUTURE USES OF THIS SITE: <br /> 2.1 Discussion of Past, Present, and Proposed Future Uses: The primary source of <br /> f information of the historic use of this property is testimony of the current owner, John Fugazi. <br /> John Fugazi was granted the property along with two others (Peter Bulthuis and John Lewis). <br /> However, John Fugazi has been farming this piece of land in excess of 10+ years. The <br /> property has always been used for agriculture in Mr. Fugazi's tenure. 2 \\ <br /> R <br /> J <br /> f Presently, the majority of the property is being developed into a walnut orchard. The <br /> surrounding properties to the north, south, west, and east are used for agricultural purposes. <br /> n 3.0 IDENTIFICATION OF ALL PAST AND CURRENT SOURCES OF <br /> CONTAMINATION: <br /> 3.1 Methods Used to Research: Methods used to research this parcel were records <br /> researched at the San Joaquin County Agriculture Commissioners office on January 22, 2010 <br /> (see Appendix for results). Also, an onsite survey performed on September 3, 2009 by Mike <br /> Toy of Dillon & Murphy. The owner was interviewed on November 15, 2009, by Joe Murphy <br /> of Dillon & Murphy. San Joaquin County Environmental Health Department's undergroun d <br /> storage tank site mitigation database list did not yield any findings on the subject parcel (see <br /> Appendix). A search for U.S.T./L.U.S.T sites was done on the subject parcel and yielded no <br /> findings. Research was performed on the subject site as required by County regulations. <br /> 1 � 1 <br />
