The project will be completed in two (2) phases over ten (10) years. Phase One, to <br /> be completed in eighteen (18) months, includes the installation of a 1,584 square foot modular building to be used as an <br /> office, a 400 square foot storage container, and a 2,000-square-foot outdoor storage area. Phase Two, to be completed <br /> in ten (10) years, proposes the construction of a 7,500 square foot addition to an existing 2,500 square foot agricultural <br /> building to be used for storage. The existing welding shop (as shown on the site plan) is for repair and storage of the <br /> property owner's personal equipment and is not part of the proposed Site Approval application. The business operates, <br /> on average, five (5) days per week for eight (8) hours per day and has four (4) employees. The project will utilize an <br /> existing well and septic system, and has access from Jack Tone Road. The parcel is not under a Williamson Act contract. <br /> The Property is zoned AG-40 (General Agriculture, 40-acre minimum) and the General Plan designation is A/G (General <br /> Agriculture). <br /> PROJECT LOCATION: The project site is on the west side of North Jack Tone Road,4,000 feet north of East Copperopolis <br /> Road, Stockton.
