(DISTRICT 4) . <br /> APPLICANT: George and Mary Nahas APN: 063-210-14 <br /> INFORMATION: <br /> The site is not currently located within a Federal Flood Insurance <br /> Administration Designated Flood Hazard Area. <br /> Jack Tone Road has an existing right-of-way width of 80 feet and a planned <br /> right-of-way width of 84 feet. Tokay Colony Road has an existing right-of-way <br /> width of 40 feet and a planned right-of-way width of 50 feet . <br /> The Traffic Impact Mitigation Fee will be required when parcels are developed. <br /> The fee is due and payable at the time of building permit application. <br /> RECOMMENDATIONS : <br /> 1 , A Parcel Map is required. (Development Title Section 9-915 . 2) <br /> 2 _ Dedication to result in a 25-foot wide right-of-way from the centerline <br /> of Tokay Colony Road to the property line shall be required across the <br /> frontage of APN 064-210-14 . <br /> (Development Title Section 9-1150 . 5 (b) ) <br /> 3 . The frontage improvements for Tokay Colony Road shall be constructed <br /> in conformance with the standards for one-half of a 50-foot right-of-way <br /> rural road. The construction of the frontage improvements will be <br /> deferred, upon execution by the owner of a Deferred Frontage and Roadway <br /> Improvement Agreement or a Secured Deferred Frontage and Roadway <br /> Improvement Agreement with a deposit equivalent to their estimated <br /> construction costs prior to approval of the Parcel Map.
