The effective date of approval is July 8, <br /> 2010. This tentative map approval will expire on July 7, 2013,which is three years from the effective <br /> date of approval, unless (1)all Conditions of Approval have been complied with and (2)a Parcel Map <br /> has been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to approval of.the Parcel Map. Those Conditions followed by a Section Number have been <br /> identified as Ordinance requirements pertinent to this application. TENTATIVE'MAP: The Parcel Map shall substantially conform with the approved revised tentative <br /> map dated June 3, 2010. <br /> b. RIGHT TO FARM: Pursuant to San Joaquin County Code Section 6-9004(b), the following note <br /> shall be placed on the Parcel Map and recorded as a separate instrument: <br /> (1) All persons purchasing parcels within the boundaries of this approved map should be prepared <br /> to accept`the inconveniences or discomforts associated with agricultural operations or activities, <br /> such as.noise, odors, insects, dust or fumes. San Joaquin County has determined that such <br /> inconver iencles or discomforts shall not be considered to be a nuisance. <br /> c. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) All parcels shall have a minimum lot width of 200 feet, measured at the front,yard setback line. <br /> (Develop.ment Title Section 9-610.4) <br /> (2) All parcels shall have a minimum lot area of 5 acres. (Development Title Section 9-610.2) <br /> d. TREE PRESERVATION: Future development on the parcel(s) shall be consistent with the <br /> requirements=of the County's Tree Preservation Ordinance (Development Title Section 9-15052). <br /> (1) The following note shall be placed on the Parcel Map and also shall be recorded as a separate <br /> instrument: <br /> A. The 'Gemoval of a Native Oak Tree, Heritage Oak Tree, or Historical Tree shall require an <br /> approved Improvement Plan application. Replacement of any tree removed under <br /> Development Title Section 9-1505.3 shall be as specified in Section 9-1505.4. <br /> e. ACCESS: The following access requirements apply and shall be shown on the Parcel Map: <br /> (1) A proposed 25-foot wide private easement for access to Parcels A, B, and C, along the <br /> Designated Remainder, along Parcel C for access to Parcels A and B, and along Parcels B and <br /> C for access to Parcel A, shall be shown on the Parcel Map.
