All easements of record shall be shown on the Parcel Map. (Development Title Section 9-910.20) <br /> 3. The remainder shall be designated as "Designated Remainder" on the Parcel Map. (Subdivision Map <br /> Act Section 66445) <br /> 4. For future development of the 'Designated Remainder", improvements including but not limited to the <br /> widening of Jack Tone Road along the easterly frontage of the"Designated Remainder" in conformance <br /> with the standards for one-half of an 84-foot wide right-of-way Rural Arterial road shall be provided in <br /> accordance with the adopted County development policies for "Division 11: Infrastructure Standards <br /> and Requirements" of the San Joaquin County Development Title, and shall be noticed by a statement <br /> on the Parcel Map and by a recorded Notice of Minor Subdivision Restriction. (Subdivision Map Act <br /> Section 66424.6) <br /> 5. An Irrevocable Offer and Agreement to Dedicate Road (IOD)to result in a 42-foot wide right-of-way from <br /> the centerline of Jack Tone Road to the property line shall be required across the frontage of the <br /> "Designated Remainder". The IOD shall be made on the Parcel Map. (Development Title Section 9- <br /> 1150.5) <br /> 6. A twenty-five-foot(25')wide proposed private access and public utility easement shall be provided for the <br /> benefit of Parcels A through C. The requirement for this easement shall be noticed by a statement on the <br /> Parcel Map and by a recorded Notice of Minor Subdivision Restriction. The statement shall read as <br /> follows: <br /> We also hereby make an irrevocable offer to provide a 25-foot wide private access and public utility <br /> easement across the "Designated Remainder", Parcel B and Parcel C for the benefit of Parcels A,B and <br /> C,upon conveyance of any of the Parcels to another party. Said easement is not created by this map. <br /> Informational Notes: <br /> (i.) Any construction activity that results in the disturbance of at least one (1)acre of soil shall require a State <br /> NPDES construction permit. Dischargers whose projects disturb 1 or more acres of soil or whose projects <br /> disturb less than 1 acre of soil and is not part of a larger common plan of development, are required to <br /> obtain coverage under the General Permit for Discharges of Storm Water Associated with Construction <br /> Activity(Construction General Permit, 99-08DWQ) <br /> (www.swrcb.ca.gov/stormwtr/gen_const.html#const_permit).
