(§ 1M) INTRODUCTION <br /> This Soil Suitability Study presents the results of nay investigation concerning the soil <br /> characteristics and groundwater status under the subject property referenced on the Title Page. It <br /> was completed to satisfy the requirements of the San Joaquin County Environmental Health <br /> Department(EHD). There!may be a proposal to build residential structures, or move mobile <br /> homes on one or more of the four.proposed Parcels at some point.in the near future. Consequently, <br /> in accordance with the Soil Suitability Study requirements,.pereolation testing was conducted on <br /> each of the four Parcels-to``be created from this subdivision. This testing was to determine if the <br /> soils have acceptable properties for the proper operation of a septic system which will function as <br /> intended for an anticipated lifespan.. Additionally, analysis and recommendations are provided <br /> based upon the environmental criteria encountered in this study._ This report is in compliance with . <br /> the requirements for a Soil Suitability Study under Development Title Section 9-1105.2 Item (d) of <br /> the San Joaquin County Ordinance Codes. <br /> Within the text of this Report, bolded Section O numbers are referenced at the beginning of an <br /> applicable sentence,paragraph or paragraphs, or Appendices.that correspond with the EHD <br /> Requirements Checklist for a Soi1::Suitability Study. <br /> (§ 2.0) SUBJECT SITE AND STUDYAREA BACKGROUND INFORMATION <br /> (§ 1.1, 1.2,2.1) My understanding of this project is to subdivide two existing separate Parcels into <br /> a total of four Parcels.: -The subject property'Parcels, as they currently.exist in the San Joaquin <br /> County.records, are depicted on the S.J.C...Pareel Viewer Map and Assessor's Parcel Map found in <br /> Appendix 2. Assessors Parcel Number 063-210-16 currently consists of-10.37 acres and is <br /> proposed to be subdivided into Parcels A and B, of 5.49 and 5..00 acres, respectively. APN 063- <br /> 21.0-15 consists of 10.12 acres and is proposed to be Parcels C and D, consisting of 5.00 acres <br /> each. <br /> Currently, there are four occupied mobile homes and one unoccupied mobile home (presently: <br /> separated in halves) on the property. The fourth and separated mobile homes are not depicted:on <br /> the Tentative Map. Each of the four occupied mobile homes have individual septic systems, but all <br /> share a domestic well, located in the southwest corner of proposed Parcel A. An irrigation well is <br /> located on the proposed property:line separating Parcels B and C. The concerns of the irrigation <br /> well being on the property line and sanitary seals for each well--have been made issues to be <br /> E rectified in the EHD Conditions-of Approval. <br /> Each Parcel orientation is denoted on the attached Tentative Map'produced by Mr. Gene.Vocu, <br /> P.L.S., which is found in Appendix 1. (§ 3.7) It is possible EHD.would support a second unit <br /> dwelling on each the four proposed Parcels, which already exists for Parcel A. If a primary <br /> residence and second unit dwelling were built on Parcels B, C, and D, this would give a total of <br /> eight septic systems ob"the four Parcels comprising approximately 20.49 acres. This is a density of <br /> one septic system per 2.6 acres,which can be considered inarginally acceptable. A density of one <br /> septic system, and abovejor every 2.0 acres may be considered unacceptable without adequate <br /> studies. <br /> Page'-2.- <br /> Chesney Consulting <br />
