REVISED CONDITIONS OF APPROVAL <br /> PA-03-16 <br /> Katzakian <br /> Minor Subdivision Application No. PA-03-16 was approved by the San Joaquin County Community <br /> Development Department on March 8, 2004. The effective date of approval is March 18, 2004. This <br /> tentative map approval will expire on March 18, 2007, which is three years from the effective date of <br /> approval, unless (1) all Conditions of Approval have been complied with and (2) a Parcel Map has <br /> been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been <br /> identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot <br /> be modified,and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Jennifer Jolley, 468-3161) <br /> a. TENTATIVE MAP: The parcel map shall substantially conform with the approved tentative map <br /> dated August 7, 2003. <br /> b. JOINT MANAGEMENT AGREEMENT: A Joint Management Agreement between Parcels 1, 2, and <br /> 3 shall be executed between the owner-operator and the benefiting family member. A recorded copy <br /> of the executed agreement shall be submitted to the Community Development Department. <br /> c. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) Each parcel shall have a minimum lot width of 200 feet. (Development Title Section 9-610.4) <br /> (2) Each parcel shall have a minimum lot area of five (5) gross acres. (Development Title Section 9- <br /> 610.2) <br /> d. ACCESS: The following access requirements shall apply: <br /> (1) A proposed 25-foot-wide private easement for access to Parcels 1 and 2 shall be shown on the <br /> Parcel Map. (Development Title Section 9-1150.15). <br /> e. BUILDABLE PARCELS: <br /> Residential development shall occur on a maximum of one 5-acre parcel <br /> while under Williamson Act Contract. <br /> f. TREE PRESERVATION: Future development on the parcel(s) shall be consistent with the <br /> requirements of the County's Tree Preservation Ordinance (Development Title Section 9-1505.2). <br /> The Parcel Map shall show the proposed access easement.
