I. INTRODUCTION <br /> Dillon & Murphy was retained by Reggie Katzakian to perform a Soil <br /> Suitability Study for the property located at 12081 N. Jacktone Road, Lodi, CA. <br /> The subject parcel numbers are APN 063-270-70. The purpose of the study is to <br /> determine the suitability of the property for septic tank usage as required by the <br /> County. The study was performed according to the requirements of Section <br /> 10100 of San Joaquin County Development Code. <br /> II. PROPOSED DEVELOPMENT <br /> The property is currently zoned rural residential. The Katzakian property <br /> consists of one 14.42 parcel (see Appendix for map). It is purposed to split the <br /> parcels into three separate parcels. One parcel will be 4.42 acres, and the two <br /> remaining parcels will be 5.00 acre parcels. On Parcel 1 the proposed development <br /> is to build a home. And when the other two (2) parcels are released from the <br /> Williamson Act, in 2011 , homes will be constructed also. Until the release from <br /> the Williamson Act the parcels are deemed non-buildable. <br /> _ III. PRESENT AND PAST USE OF THE SITE <br /> Presently Parcel 1 , 2, and 3 are currently agricultural land used for row crops <br /> and has been used for this purpose historically. This relatively deep ground water <br /> does not typically become severely impacted by pesticides, insecticides, or <br /> fertilizers. The depth to ground water in this area is approximately 110 feet. <br /> IV. EXISTING AND PROPOSED SEPTIC TANK USAGE <br /> Parcels 1 , 2, and 3 will require septic systems when developed. I have no <br /> knowledge of septic system failure on these parcels. <br /> Septic systems in the general area seem to have good functionality. (See <br /> Appendix). See Permit No. 0022587 for a septic repair in the general area. See lr*llp <br /> Permit No. 76-924 dated October 29, 1976. This is.a permit for a new septic 4-- <br /> system opposite our project site. And further research showed no repair to this <br /> system. (See Appendix for researched permits). <br /> At the time that development does occur, it is recommended that a standard <br /> system will suffice due to soil lithology and percolation rates in this area. <br /> Septic permit applications have been researched and attached to the <br /> appendix of this report. All applications are for properties within one mile of the <br /> subject parcels. Predominantly, the septic systems consist of septic tanks, leach <br /> lines, and pits. Engineered systems have not been required in this area. <br /> _ 1 <br />
