I. INTRODUCTION
Dillon & Murphy was retained by Reggie Katzakian to perform a Soil
Suitability Study for the property located at 12081 N. Jacktone Road, Lodi, CA.
The subject parcel numbers are APN 063-270-70. The purpose of the study is to
determine the suitability of the property for septic tank usage as required by the
County. The study was performed according to the requirements of Section
10100 of San Joaquin County Development Code.
II. PROPOSED DEVELOPMENT
The property is currently zoned rural residential. The Katzakian property
consists of one 14.42 parcel (see Appendix for map). It is purposed to split the
parcels into three separate parcels. One parcel will be 4.42 acres, and the two
remaining parcels will be 5.00 acre parcels. On Parcel 1 the proposed development
is to build a home. And when the other two (2) parcels are released from the
Williamson Act, in 2011 , homes will be constructed also. Until the release from
the Williamson Act the parcels are deemed non-buildable.
_ III. PRESENT AND PAST USE OF THE SITE
Presently Parcel 1 , 2, and 3 are currently agricultural land used for row crops
and has been used for this purpose historically. This relatively deep ground water
does not typically become severely impacted by pesticides, insecticides, or
fertilizers. The depth to ground water in this area is approximately 110 feet.
IV. EXISTING AND PROPOSED SEPTIC TANK USAGE
Parcels 1 , 2, and 3 will require septic systems when developed. I have no
knowledge of septic system failure on these parcels.
Septic systems in the general area seem to have good functionality. (See
Appendix). See Permit No. 0022587 for a septic repair in the general area. See lr*llp
Permit No. 76-924 dated October 29, 1976. This is.a permit for a new septic 4--
system opposite our project site. And further research showed no repair to this
system. (See Appendix for researched permits).
At the time that development does occur, it is recommended that a standard
system will suffice due to soil lithology and percolation rates in this area.
Septic permit applications have been researched and attached to the
appendix of this report. All applications are for properties within one mile of the
subject parcels. Predominantly, the septic systems consist of septic tanks, leach
lines, and pits. Engineered systems have not been required in this area.
_ 1
