The remainder parcel shall be designated and labeled as "Designated Remainder"on the Parcel Map. <br /> (Subdivis on Map Act Section 66445) <br /> 3. For future development of'Designated Remainder" improvements [including but not limited to: roadway <br /> widening, shoulder, curb gutter and sidewalk,water/storm drainage/sewer facilities] shall be provided in <br /> accordance with the adopted County development policies for "Division 11: Infrastructure Standards and <br /> Requirem,.nts" of the San Joaquin County Development Title, and shall be noticed by a statement on the <br /> Parcel Map and by a recorded Notice of Minor Subdivision Restriction. (Subdivision Map Act Section <br /> 66424.6) <br /> 4. All easem:nts of record shall be shown on the Parcel Map. (Development Title Section 9-910.20) <br /> 5. A minimu n twenty-five(25)foot wide proposed private access and utility easement across Parcels 1,2 and <br /> 4 shall be Drovided for the benefit of Parcels 1,4 and the Designated Remainder. The requirement for this <br /> easement shall be noticed by a statement on the Parcel Map and by a recorded Notice of Minor Subdivision <br /> Restriction. The statement shall read as follows: <br /> We also hereby make an irrevocable offer to provide twenty-five(25)foot wide proposed private access <br /> and utility easement across Parcels 1, 2 and 4 for the benefit of Parcels 1, 4 and the Designated <br /> Remair ,der, upon conveyance of any of the parcels to another party. Said easement is not created by this <br /> map. <br /> 6. All parcel maps in areas of special flood hazard shall contain an additional map sheet which shall indicate <br /> its relationship to the parcel map and which shall contain the following information: <br /> (a) The location of any watercourses, and <br /> (b) The extent of the one hundred year flood elevations. <br /> Informational N otes: <br /> (i.) Any construction activity that results in the disturbance of at least one(1) acre of soil shall require a State <br /> NPDES :onstruction permit. Dischargers whose projects disturb 1 or more acres of soil or whose projects <br /> disturb loss than 1 acre of soil and is not part of a larger common plan of development, are required to <br /> obtain coverage under the current General Permit for Discharges of Storm Water Associated with <br /> Construc tion Activity. <br /> (ii.)
