CONDITIONS OF APPROVAL <br /> SA-97-46 <br /> Clark <br /> Site Approval Application No. SA-97-46 was approved by the San Joaquin County Planning <br /> Commission on December 4, 1997. The effective date of approval is December 14, 1997. This <br /> approval will expire on June 15, 1999, which is 18 months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been secured and remain in force, and (3) all necessary permits from other agencies have <br /> been secured and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be <br /> fulfilled prior to the establishment of the use and the issuance of any building permits. Those <br /> Conditions followed by a Section Number have been identified as Ordinance requirements <br /> pertinent to this application. Ordinance requirements cannot be modified, and other Ordinance <br /> requirements may apply. <br /> 1. CCMMUNITY DEVELOPMENT DEPARTMENT. <br /> a. APPROVED USE: This approval is for the 'parking of two truck-tractors and four trailers <br /> as shown an the site plan submitted August 19, 1997. <br /> b. OWNER-OPERATOR RESIDENCE: The property shall contain the residence of the <br /> owner-operator of the trucks. (Development Title Section 9-605.5[9[3]) <br /> EMPLOYEES: No employees, other than members of the owner-operator's immediate <br /> family, are allowed in the agricultural truck parking operation. (Development Title <br /> Section 9-605.5(9[4]) <br /> MAINTENANCE BUILDING: Only one accessory structure is allowed for maintenance <br /> and repair of the permitted trucks and trailers. (Development Title Section 9-605.5[9[5]) <br /> e. ACCESS: For truck entrances, gates shall be recessed sufficiently to allow trucks to exit <br /> the road right-of-way before stopping to open the gate. <br /> CIRCULATION: Driveway and maneuvering areas shall berp avel. paved and <br /> The first 35 feet from the edge of the pavement shall be paved 20 feet wide <br /> y. IMPROVEMENT PLAN: Submit an Improvement Plan showing drainage, driveway <br /> access details, gates, on-site parking, existing and proposed utility services, and grading. <br /> Additional storm drainage runoff created by new improvements shall be retained on the <br /> site. The drainage pattern and corresponding storm drain improvements shall be shown <br /> on the Improvement Plan. A plan check fee will be required.
