1 .0 INTRODUCTION AND PROPOSED DEVELOPMENT: <br /> A.1 Description of Site: The project consists of two parcels totaling 121 +/- acres <br /> located at 16318 North Jack Tone Road, Lodi, California. The project is in a farming <br /> community and is surrounded by agricultural land. It is zoned AG-40. The project parcel <br /> number is APN 053-040-02 & 34. The project site contains several out buildings, barns, <br /> sheds, and a homesite. The subject parcel has been utilized as a diary. <br /> Description of proposed development: The purpose of this project is to divide the existing <br /> two parcels in to four(4) parcels; a 4.00 acre parcel, a 2.00 acre parcel, a 45 acre parcel, <br /> and a 70 acre parcel. <br /> .2 Parcel Location Map: (See Appendix). <br /> ✓1 .3 Site Map: (See Appendix). <br /> 2.0 PAST, PRESENT, AND PROPOSED FUTURE USES OF THIS SITE: <br /> 1/2.1 The present owner, Mrs. Nell Warmerdam, has owned the property for the past 40 <br /> years. The past and present use of the property has been a dairy and a homesite. Future <br /> use of the four parcels could potentially be utilized as homesites in the future. <br /> 3.0 EXISTING AND PROPOSED SEPTIC TANK USAGE SECTION: <br /> ✓3.1 Description of Existing on-site septic tank usage: The purpose of this project is to <br /> create a 4 acre parcel, a 2 acre parcel, a 45 acre parcel, and a 70 acre parcel from an <br /> existing two parcels. Once the parcels are developed for a home, a septic system will be <br /> required and built based per the San Joaquin County requirements. There is one septic <br /> system on this parcel. Permits were researched and illustrate this fact. <br /> ✓3.2 Site Septic Permit History: Research for on-site septic permits revealed 1 permit for <br /> this parcel (Permit No. 75-828) (See Appendix). <br /> /3.3 Discussion of on-site septic repair history: One septic permit has been issued. This <br /> permit illustrates a repair to the existing system, to add two (2) leach lines and seepage <br /> _ pits. <br /> /3.4 Description of Existing Septic Tank Usage in the General Area: Septic systems in the <br /> general area consist of what seem to be standard systems consisting of leach lines and <br /> seepage pits. (See permits in Appendix.) <br /> X3.5 General Area Septic Permit History: In researching permits for septic systems and <br /> San Joaquin County Environmental Health Department records, the septic systems in this <br /> general area range in installation dates from 1975 to 1998.
