C C) <br /> C <br /> CONDITIONS OF APPROVAL <br /> SA-99-38 <br /> Riddle <br /> Site Approval Application No. SA-998 was approved by the San Joaquin County Community <br /> Development Department on July 22, 1999. The effective date of approval is August 1, 1999. This <br /> approval will expire on January 30, 2001, which is 18 months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been secured and remain in force, and (3) all necessary permits from other agencies have <br /> been secured and remain in force. <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply- <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact:Jeff Fisher,468-9653) <br /> a. IMPROVEMENT PLAN: Submit an Improvement Plan. The Plan must be prepared by a registered <br /> civil engineer or licensed architect. This Plan must show drainage, driveway access details <br /> g 9 Y <br /> (including gates), on-site parking, landscaping, signs, existing and proposed utility services, and <br /> grading (refer to "SITE PLAN CHECK LIST' for details). A fee is required for the Plan review. <br /> (DevelopmentTitle Section 9-884) <br /> b. APPROVED USE: This approval is for the parking of one (1) truck and one (1) trailer as shown on <br /> the Site Plan submitted May 4, 1999. <br /> c. EMPLOYEES: No employees,other than members of the owner-operator's immediate family, are <br /> allowed in the agricultural truck parking operation. (DevelopmentTitle Section 9-605.6[f][4]) <br /> d. MAINTENANCE BUILDING: One (1) accessory structure only is allowed for maintenance and <br /> repair of the permitted trucks and trailers. (DevelopmentTitle Section M05.6[f][5]) <br /> e. OWNER-OPERATOR RESIDENCE: The property shall contain the residence of the owner-operator <br /> of the truck. (DevelopmentTitle Section 9-605.6[f][3]) <br /> f. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and permanently <br /> maintained with base material of appropriate depth and asphalt concrete or Portland cement <br /> concrete to provide a durable, dust-free surface. Bumper guards shall be provided where <br /> necessary to protect adjacent structures or properties. (DevelopmentTitle Section 9-1015.5) <br /> g. ACCESS: For truck entrances, gates shall be recessed sufficiently to allow trucks to exit the road <br /> right-of-way before stopping to open the gate. <br /> 2.
