For future development of the "Designated Remainder" improvements including but not limited to: curb <br /> gutter and sidewalk, water, sewer and storm drainage facilities shall be provided in accordance with the <br /> adopted County development policies for "Division 11: Infrastructure Standards and Requirements" of the <br /> San Joaquin County Development Title, and shall be noticed by a statement on the Parcel Map as well as a <br /> recorded Notice of Minor Subdivision Restriction. (Subdivision Map Act Section 66424.6) <br /> 5. The frontage improvements for Lockeford Ranch-Drive along Parcel One shall be constructed in <br /> conformance with the standards for one-half of a sixty-foot wide right-of way Collector Residential street <br /> prior to the issuance of the occupancy permit for Parcel One and shall be noticed by a statement on the <br /> Parcel Map as well as a recorded Notice of Minor Subdivision Restriction. All improvements shall be in <br /> conformance with the current Improvement Standards and Specifications of the County of San Joaquin. All <br /> improvement plans and specifications shall include grading plan for each individual lot, if applicable. These <br /> improvement plans and specifications are subject to plan check, field inspection fees and must be approved <br /> by the County of San Joaquin Department of Public Works prior to issuance of the building permit. <br /> (Development Title Section 9-240, Section 9-910, Section 9-1100, R-92-814,Development Title Section 9- <br /> 1150.2[d](3]) <br /> 6. Requirements for construction of improvements shall be noticed by a statement on the Parcel Map. <br /> (Subdivision Map Act Section 66411.1) <br /> 7. An encroachment permit shall be required for all work within road right-of-way. (Note: Driveway <br /> encroachment permits are for flatwork only—all vertical features, including but not limited to fences,walls, <br /> private light standards,rocks, landscaping and cobbles are not allowed in the right-of-way.)(Development <br /> Title Sections 9-1145.4 and 9-1145.5) <br /> 8. Incremental storm drainage created by new development shall be detained by utilizing `Volume Reduction <br /> Measures' per Section 5 of the `City of Stockton and County of San Joaquin Final Stormwater Quality <br /> Control Criteria Plan' at time of building permit application. The developer and/or applicant shall comply <br /> with the requirements listed in the will-serve letter issued by the Department of Public Works dated <br /> September 9, 2010. it is the responsibility of the developer and/or applicant to ensure that a current will <br /> serve letter is on file prior to applying for a building permit and that there is capacity in the system at the <br /> time of issuance of the building permit. <br /> 9. The project shall be served by a public sewer collection system constructed in conformance with the <br /> requirements of the Lockeford Community Services District, San Joaquin County Environmental Health <br /> Department and the Department of Public Works at time of building permit application. Sewer service shall <br /> be provided by the Lockeford Community Services District. (Development Title Section 9-1105.2) <br /> 10. The project shall be served by a public water system conforming to the requirements of the Lockeford <br /> Community Services District, San Joaquin County Environmental Health Department and the Department of <br /> Public Works at time of building permit application. Water service shall be provided by the Lockeford <br /> Community Services District(Development Title Section 9-1115.2) <br />
