(2) Fire department access roads shall be in accordance with Section 503.2 of the Califomia Fire <br /> Code and the standard adopted by the San Joaquin County Fire Chiefs Association. <br /> (3) Key Boxes: A Knox box shall be installed according to the local fire department's instructions. <br /> (4) Fire extinguishers shall be installed in accordance with Califomia Fire Code, section 906. <br /> 2. DEPARTMENT OF PUBLIC WORKS (Contact Staff: Alex Chetley, [209] 468-3000) <br /> a) An encroachment permit shall be required for all work within road right-of-way. (Note: Driveway <br /> encroachment permits are for flatwork only — all vertical features, including but not limited to <br /> fences, walls, private light standards, rocks, landscaping and cobbles are not allowed in the right- <br /> of-way.) (Development Title Sections 9-1145.4 and 9-1145.5) <br /> b) The driveway approach shall be improved in accordance with the requirements of San Joaquin <br /> County Improvement Standards Drawing No. R-17 prior to issuance of the occupancy permit for <br /> Phase 1 of the project. (Development Title Section 9-1145.5) <br /> c) All vehicular parking related to the development shall be onsite at all times. Parking in the County <br /> right-of-way for all development-related events shall be prohibited. It is the responsibility of <br /> applicant to monitor Jack Tone Road to ensure compliance with this requirement. <br /> d) Prior to issuance of the occupancy permit for Phase 1 of the project, a paved pedestrian sidewalk <br /> (minimum of 6-feet wide) shall be constructed onsite parallel to the right-of-way from the southerly <br /> property line of the project to the northerly property line of the applicants property located on the <br /> northwest corner of the project. <br /> e) Onsite lighting shall be provided at the project's entrance driveway adjacent to the right-of-way. <br /> f) The developer shall provide drainage facilities and meet the requirements of San Joaquin County <br /> Development Standards to prevent the increased runoff release rate of storm water from <br /> discharging onto other properties and to prevent offsite sediment transport. Retention basins <br /> shall be fenced with six (6)foot high chain link fence or equal when the maximum design depth is <br /> 18 inches or more. Required retention basin capacity shall be calculated and submitted along <br /> with a drainage plan for review and approval, prior to release of building permit for Phase 1 of the <br /> project. (Development Title Section 9-1135) <br /> g) This development is subject to the Drainage Trust Fund Fee (Area No. 26 B). The current fee is <br /> $9,526.80 per acre. The fee shall be automatically adjusted January 1 and July 1 of each year by <br /> the Engineering Construction Cost Index as published by the Engineering News Record. The <br /> fee shall be paid prior to release of building permit for Phase 1 of the project. <br /> h) The Traffic Impact Mitigation Fee shall be required for both phases of this development. The fee <br /> is due and payable at the time of building permit application. The fee will be based on the current <br /> schedule at the time of payment. The fee shall be automatically adjusted July 1 of each year by <br /> the Engineering Construction Cost Index as published by the Engineering News Record. <br /> (Resolutions R-00-433) <br /> i) The Regional Transportation Impact Fee shall be required for both phases of this development. <br /> The fee is due and payable at the time of building permit application. The fee will be based on the <br /> current schedule at the time of payment. (Resolution R-06-38) <br /> j) A copy of the Final Site Plan shall be submitted prior to release of building permit for both phases <br /> of the project. <br />
