Hazelton Ave. <br /> Stockton,CA 95205 <br /> Re: Lockeford Community Center <br /> 19258 N.Jack Tone Rd. <br /> Lockeford, CA 95237-9416 <br /> Project Description <br /> The project proposes the development and construction of a+/-3,400 sf community center building, with <br /> an adjacent park anticipated as part of a future phase of work. <br /> The community center and related parking areas are proposed to be located toward the west side of the <br /> parcel to facilitate a storm drain retention pond and desired future park to the east. To accommodate the <br /> proposed Master Plan of the community center and future park,a lot line adjustment of the parcel north <br /> of the subject site is contemplated. The lot line adjustment will increase the existing 3.0 acre subject site <br /> to 3.64 acre. <br /> The community center building will offer a large assembly area for meetings and events by community <br /> groups and residents. Supporting accessory areas within the building will include restrooms, a warming <br /> kitchen and storage areas for tables and chairs. In response to concerns regarding community safety,the <br /> building will also include a field office to be used by the San Joaquin County Sheriff Department. The <br /> office will serve administrative functions for patrolling vehicular units and provide the consistent <br /> visibility of the Sheriff Department within the Lockeford community. <br /> Operations of the facility will be conducted by the Lockeford Community Services District(LCSD). No <br /> onsite or full time staffing is contemplated. Maintenance,preparation of facilities(for events),and <br /> monitoring of facility events will be provided as needed by LCSD staff or designated agent(s). <br /> Occupancy of the Sheriff Department field office is estimated at approximately 4 hours for every 24 hour <br /> cycle, seven days a week. <br /> Deliveries are expected to be minimal, and likely to coincide with certain scheduled events at the <br /> community center. <br /> 4 south central court Stockton,ca 95204 ph.209.943.0415 fax 209.943.0415 www.ldapartners.com <br />
