CONDITIONS OF APPROVAL <br /> PA-1800191 (LA) <br /> VAN GRONINGEN/QUARTAROLI &ASSOCIATES <br /> Lot Line Adjustment Application No. PA-1800191 was approved by the San Joaquin County <br /> Community Development Department on October 31,2018,which is the effective date of approval. <br /> This approval will expire on May 1, 2020, which is 18 months from the effective date of approval, <br /> unless a Notice of Lot Line Adjustment has been recorded and a Record of Survey has been filed, if <br /> required by the Land Surveyors'Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of <br /> a Notice of Lot Line Adjustment. <br /> A. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Frank Girardi [209]468-8469) <br /> a. APPROVAL:This approval is for a Lot Line Adjustment between two parcels as shown on the site <br /> plan dated July 24, 2018. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment"shall be recorded prior <br /> to conveyance of property through deeds by the owner. Legal descriptions of the resultant <br /> properties shall be submitted to the Surveyor's Division for review and forwarding to the <br /> Community Development Department. The legal descriptions shall be prepared, stamped and <br /> signed by a Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of <br /> the Land Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. WILLIAMSON ACT CONTRACT: The property owner shall rescind the current contract and <br /> shall enter into a new contract prior to recording the Notice of Lot Line Adjustment. The Notice of <br /> Lot Line Adjustment shall not be recorded until the Williamson Act Contract application has been <br /> deemed complete. Filing Fees are required for this application. (Government Code Section <br /> 51257) <br /> d. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> 1. Parcel 1 shall have a minimum lot size of 10 acres. <br /> 2. Parcel 2 shall have a minimum lot size of 40 acres. (Development Title Section 9-610.2) <br /> 2.
