'0 K L E I N F E L D E R <br /> ` PROPOSAL <br /> PHASE I ENVIRONMENTAL SITE ASSESSMENT <br /> ` 17 ACRE PROPERTY (APN 245-160-04) <br /> 19900 JACKTONE ROAD <br /> RIPON, CALIFORNIA <br /> INTRODUCTION <br /> This proposal was developed after discussion with Mr. Don Moyers, and is a preliminary <br /> understanding of Mr. Carlson's desires. Kleinfelder is committed to providing quality service to <br /> its clients, commensurate with their wants, needs and desired level of risk. All work for this <br /> project will be completed in accordance with the ASTM E1527-00 "Standard Practice for <br /> Environmental Site Assessments: Phase I Environmental Site Assessment Process." If a portion <br /> of this proposal does not meet the needs of Mr. Carlson, or if those needs have changed, <br /> Kleinfelder will consider appropriate modifications, subject to the standards of care to which we <br /> r <br /> adhere as professionals. Modifications such as changes in scope, methodology, scheduling, and <br /> contract terms may result in changes to the risks assumed by Mr. Carlson as well as adjustments <br /> to our fees. We look forward to the opportunity to serve you. <br /> SCOPE OF WORK <br /> Task 1.0 Rej!ulatory Agency and Other Records Review <br /> 1.1 Standard Environmental Record Sources: Federal and State <br /> A review of published lists of state and federal regulatory agency investigations and/or <br /> enforcement actions for the site and within the following ASTM minimum search <br /> �. distances of the site. <br /> • United States Environmental Protection Agency (U.S. EPA) National Priority List <br /> (NPL), RCRA Corrective Action (CORRACTS) Treatment, Storage and Disposal <br /> (TSD) facilities, and the Cal-EPA Department of Toxic Substances Control (DTSC) <br /> Cal-Sites List including the Bond Expenditure Plan (BEP) and Annual Workplan for <br /> the site and properties within one mile of the site. <br /> • U.S. EPA CERCLIS List, the RCRA non-CORRACTS TSD List, the Cal-EPA Office <br /> �. of Environmental Information Hazardous Waste and Substances Sites List (formerly <br /> the CORTESE List) Regional Water Quality Control Board Tank Tracking System, <br /> Regional Quality Control Board, SLIC List, the SWAT/WMUDS list (landfills), and <br /> California Integrated Waste Management Board SWIS list within one-half mile of the <br /> site. <br /> • The RCRA generators list, and the local or state list of registered underground storage <br /> tanks for the site and adjacent properties.
