Hogan Residence
Page 4
EFFLUENT DISPOSAL HISTORY
Site
Based on conversations with the current owner the subject property has been used
as an almond orchard exceeding 10 years. The mobile home and septic system were
placed on the property in 1985. There have been no complaints regarding the
performance of the system since its installation.
Vicinity
The sewage handling in this area consists generally of septic tank use for single
family houses. The density of houses in the area is low because of the current
zoning status. In conversations with the San Joaquin County Planning Department
- they indicated that the property is zoned for AG-40. Which indicate s that the
minimum size of the parcels are to be no smaller than 40 acres. In conversations with
Aspen Survey they indicated that the area is zoned AG-20 which is no parcel smaller
-- than 20 acres. In either case there are provisions that allow for the separating of
not less than a 5 acre parcel to be subdivided for the purposes of a private dwelling
Additionally, a review of septic tank permits and repair orders file at the San
Joaquin County Public Health Services-Environmental Health Department (PIIS-EHD)
indicate that although there were some failures in the vicinity they seemed to be more
from older systems than problems due to inadequate percolation rate. A review of
the PHS-EHD Site Data Base, File Location List, and available maps documenting
releases of hazardous materials, indicates that there are no documented releases of
hazardous materials on the site or in the vicinity that would adversely impact the
ground water.
PERCOLATION TESTS
Two percolation tests were performed the locations of which are approximately
located on figure 2. The percolation tests were conducted in accordance with PHS-
EHD practices. Percolation test results indicate that the soil in Parcel 1 (5 acres)
has a percolation rate of 2.1 min/inch and the soil in the remainder 20 acres has a
percolation rate of 3.5 min/inch. The soil appears overall to be consistent throughout
the area and has excellent percolation rates. The data from the percolation tests are
presented in Appendix A.
